I'm an owner of Pahio KBV and received a letter yesterday stating that there was a change of ownership of the adjacent Radisson Hotel. As a result, the new owner decided not to continue the Reciprocal Use Agreement which means that Pahio folks will no longer be able to use the pool for free. The letter continues that Pahio is negotiating a daily usage fee.For those who own Kauai Beach Villas, are there any concerns? I'll be there 6/17-6/24 and the agreement ends on 6/25 so I won't have to worry until I return there in 2007. Eric

The hotel is "unbundling" the pool etc from room rentals and will charge its own guests an "amenity fee" to use the pool. This action will put the PAHIO resort guests on the same footing as hotel guests. At least it's not disciminatory against timeshare guests at that property.But wow, who would expect to pay a room rental charge in Hawaii and then have to pay a whole extra fee to use the pool? I talked with Lynn Mc Crory who is the President of PAHIO. As mentioned above, they are currently trying to negotiate something for PAHIO owners. And since PAHIO KBV currently has their own small pool with lots of land around it, I suggested an assesment to raze the current pool and build a nice pool like the ones at the PAHIO resorts in Princeville (don't include Shearwater in this as their pool is small like the current pool at KBV). Just doing the numbers real fast on the phone, it came out to about $300 per owner-unit (1 time assesment) to build a $2 million pool complex. I told her I would do that in a heartbeat. PAHIO owners need to call the number on the letter, 808 826-6549, and voice their opinion. I'm writing to the board to let them know I strongly favor a new, bigger and better pool area owned and controled by the KBV owners. President Lynn McCrory's guess was around $15 a day. And it had still not been determined if the new owners of the hotel would be willing to make an agreement. This was only a guess based on similar agreements elsewhere. MartyIP: Logged |

I thought it was per unit, but now you've got me wondering. Makes a hugh difference. Since my 1st conversation with them, I've thought of a few more questions, but my messages have not been returned. Probably because nothing has yet been determined. Would other owners be willing to pay a one time assesment of $300+/- for a new pool complex. I would think that is not too much to invest in a resort of this caliber. Would appreciate some feedback on your opionions on an assesment as a possibility. Going to try an e-mail the resort. Aloha, That kinda sums up my opinion of Pahio management culture. It seems that the HOA is dominated by the developer, but the outcome has been good. Perhaps the managment fees / maintenance fees are a percent or three too high, but I'm not really interested in being active in the management of the resort. We really like going back there year after year (6 or 7 times already) If they conclude that a special assessment is needed to build our own pool complex, we'll pay without complaint. If they conclude it is better to pay to use the former Radisson pools, we'll accept that. About the only thing that would get us agitated is choosing neither. Mahalo, Jack

Well I was looking at the possibility of exchanging into or buying a resale at the KBV but that has been shelved with this new information. Thanks for sharing. How would they handle the people permanently living there? Would they be assessed? Would they have access to the pool facility? What is the percentage of units that are timeshares?

You bring up a good point about the permanent owners and I have no idea. Just when I thought there was a simple solution.... If I remember correctly, timeshares make up 100 of the 140 units at KBV's.
