Any info from recent buyers?? Just sat in on sales pitch and it sounds good, any advice? What about the time limit of ownership, has that been a negative for anyone? Have a suggestion on where to buy and why, preferred resort? What about the point concept, a minimum suggested? Any info would be great.

As I DVC owner, I am very happy with my points there. Having said that, I would never buy DVC with the idea of exchanging out. There are few situations where it is reasonable and cost effective to do so. Email me privately or post again to this mesage and I will try to answer any questions I can. There are other DVC owners on this board but not many. Most DVC owners don't really even believe they own a timeshare and tend to ignore anything else.

My husband and I are owners in DVC and we've really enjoyed it. The points you need depend on how you vacation. I'd say the minimum you'd want would be 220. We vacation off-season since we don't have children. If you're planning prime season vacations, I'd go with more points. As for trading, Disney has their own system and you have fewer choices than you would if you were really a member of RCI or II. We've stayed at the Plaza in NYC and it was an easy exchange and no problem at check in/out. We also used our points for a Disney 7 day cruise which was great. As for which property that also depends on you. If you'd like to get away from the chaos after a long day at the parks, Old Key West is great. If you prefer to stay in the thick of the action, Boardwalk is the way to go. I think I've answered some of your questions. If you've got some more, just e-mail me.

We are satisfied with our DVC membership and feel we get a good payback for our money. I agree with Deans comments about reasons to join DVC. Will also answer email questions.

Buy your points resale at $ 50/point instead of the $ 70/point that Disney is asking for!!!!!! I have been an owner since May, 993 at Old Key West and paid $ 52.50/point for 230 points. Either you intend to use it every year or intend to rent it out. But, if you want to go to Orlando every year, then buy a cheaper Marriott resale at Hilton Head, SC and trade thru II into Orlando. I own Disney points [230], two Mariotts, and a Jockey Club in Las Vegas. Each are great in its own way once you learn how to play the game and get the best trades.

I think the current resale price is a little higher than $50 pp though It may come back down to that price in the next year or two, who knows. It doesn't hurt to look at that price range but I wouldn't expect to find a contract at $50 pp hrough a broker that's familar with DVC. A year ago it was not difficult to find DVC for OKW at $50 pp, now it will be more difficult. Berea 1, wasn't it you that predicted $40 pp resale by summer 2000 because of the evaporation of the free WDW tickets?

We used to own DVC and sold it. It's a great program for the right people. If you actually plan to vacation at a DVC resort at least every other year, then consider how many points you'd need for those DVC vacations if you bank-and-borrow. buy that amount and enjoy the great resorts. It's more expensive than most other timeshares but offers very, very nice resorts.

It wasn't for us. But it could be for some. As it gets closer to end of the contract, the resale value will plummet. And if the resort needs major refurbishment or worse, structural work, late in the contract, the DVC'ers could end up paying for all that while Disney reaps the benefit after the contract ends. We didn't personally care about that since it's a long way off.

We love HHI, the wonderful, restful atmosphere and all the outdoor activities for families. We owned at OKW because it's lush & pretty and the annual dues are substantially lower than the other WDW locations - that adds up over the years. BWV is in the middle of the action. VWL is new and in a nice spot for MK-lovers. And Vero is supposed to be relaxing and elegant. It's highly personal. Look into resales.

When you choose your home resort, consider whether you will ever want to stay over major holidays & peak periods or whether you will use a Grand Villa. Not all DVC resorts have GV's and they are extremely hard to book if it's not your home resort. Similarly, peak summer in HHI and major holidays at WDW are very hard to get if it's not your home resort. If you expect to visit primarily in off seasons, it may not matter as much where you buy.

The points program is great, very flexible. The required minimum is 150 but that won't get you much unless you are happy in a studio. If you have a family/travel party of 5, you'll need a 2-BR so look at the points charts accordingly. See what you expect to use/need.

Lastly, if you are not an early planner, the program may be less satisfying. There are people who are disappointed to discover that everything is booked when they call Member Services. If you can confidently plan at least 8 months ahead, you'll enjoy it. Hope that helped.

Do not think you have to worry about the maintenance of the resort. DVC has allowed adequate reserves to maintain the resort in first class condition. Don't believe you will ever see the assessments that have hit some timeshare resorts.

Dean - Yes, I am the one that predicted Disney resale points would fall into the $ 40/point range. I still predict that as there is a point where it is no longer valuable to buy points at $ 70/point even in a new resolrt like that Wilderness Lodge but now only have 41 years left. If Disney can continue to buy the points at $ 50+, then the value will hold. But, if Disney cannot sell the points at $ 70/point, then the cost has to drop like the overbought NASDE did. We will see what the future brings. However, I also said that Marriott Sabal Palms was getting a bad rap and traders should consider trading into that. And now it is in the top 30 trades in the TUG resort trading board. So, sometimes I am right too!

LOL, Berea 1, just had to jab you a little. True the price will eventually drop when there is less and less time left on the right to use. It will not for a few years and how few depends on Disney practices, active selling, onsite hotel prices, etc. My suspicion is that prices will go up a little for about 4-5 years to around the $60 pp level and then start to decline slowly. I wouldn't predict the $40 per point level as a routine until around say 15-18 years out from the end. I'm not sure that I'd call you psychic for predicting that SP is a great property though, LOL.
