Hi, I have a couple of days to get out of this deal so I'd like peoples opinions. How does a 3 bedroom 3 bath in the new section(East Village) fifth floor week 46(sometimes Thanksgiving) sound for $7600? We had gone to a presentation and they wouldn't budge on a 2 bedroon in the north village for $12,000. A 3 bedroom in the East was going to be $16,000. I don't remeber the weeks though but I know it wasn't a major week.Thnaks in advance. IP: Logged |

I haven't stayed at that resort, but I know it's a popular one that gets a lot of praise. One question I would have--is the 3-bedroom unit a lock-off floor plan whereby you could use or deposit it as two units?The maintenance fee for a 3-bedroom unit would be the highest annual maintenance fee, I presume. If you ever traded it, you most likely would trade down in size because there aren't as many three-bedroom units in other resorts. This would be an issue if it's not a lock-off. Would you use it yourself most of the time? It looks like a beautiful unit online and I'm sure it would be great for a large group to use. Would you always need that large a unit? Depending on your family's needs and wants, it might be a good deal. But, I'd want to be sure of all the above issues. IP: Logged |

Week 46 is very off-season in Orlando. If this is a week you will typically use, it won't matter. If you plan to exchange it most of the time, I'd look for a "better" week.Sheila IP: Logged |

We were just at Orange Lake. We went to a VIP update. VIP's are people who own a timeshare already (anywhere). They claim they aren't trying to sell you anything, just giving you an update. They ARE trying to sell you something. Don't remember the prices for new units.River Island opens late next Spring, it will have 3 bedroom lockouts. Not sure if it will have 2 bedroom lockouts. You must own in that development to stay there. Anyone at OLCC will be able to use the new water park which will have a "lazy river." They were offering resales of the oldest units (bungalows)for $11,000. You can get better deals from private resales. IP: Logged |

Looks like we're going for it. My husband really liked it when we were there in April. It's the golf courses that sold him. Hopefully we won't regret it! I am a little worried that someone said week 46 was not good. Sometimes it falls on Thanksgiving so I would think that would be good.IP: Logged |

I have signed up on Bidshares to be notified via email on new three bedroom they have and almost everyday there are 1-3 in the Orlando area. You might look at those for a while to see the current supply. IP: Logged |

My guess is that the 3br units will settle in around $3500- 4000 in a few years when more time has passed since their introduction. If you feel pretty comfortable that you can recover $3500-4000 over time AND you go there every week 46, then it could be an okay deal.Two bedroom units go for about $3000. But, studios go for between $500-1000. You can trade up through RCI to a 2br at almost any time with a studio for the $149 exchange fee. So, if you don't want to go week 46, you may want to consider buying a smaller unit. But, the 3br units don't come up as often as everything else. So, buying when you want to use would be helpful. And, the MF on all units are the same. Only difference is the property tax. IP: Logged |

Tony...the VIP presentation to OL owner's is extremely soft sell. You will sit with a representative, and they will give you a brief update on ongoing plans. Existing buildings in the East Village are NOT lockouts. I just wanted to make this clear, as obviously the OP is not looking at "under construction inventory". And it only makes sense, that unless you own at OL, you won't be able to stay in the newly developed units surrounding River Island. VickieYes, that does sound like a nice perk. Although I like the quietness of the East Village. I think the River Island units will be very active with folks and young ones who really enjoy the water and are going to have a fun time until closing every night. Lockout and EOY units (River Island), fixed weeks, and being able to exchange back in it RCI, that gives a person a number of options with OLCC. ------------------ Tony IP: Logged |

If you're going to use the unit, week 46 is a great week. Most years it should be the tail end of the Food & Wine Festival at EPCOT, which is wonderful. I saw a week 45 not 46 on TUG. This one was going for $9000. SO I guess maybe we got an okay deal since week 46 is SOMETIMES Thanksgiving week. Thanks for everyone's imput.IP: Logged |
