Do you want to know about a resale contract or the papers to transfer ownership? The transfer ownership papers can be downloaded off the Royals website. If it's a resale contract that you are looking for, I can send you a copy of the one from TST.IP: Logged |

What I like about closing a Right to Use (RTU) as opposed to fee simple "deeded" is that the RTU is much easier and can be done by the buyer or seller without having to involve a title Co or an escrow Co. saving buko bucks for both buyer and seller.Be sure to ck how much the resort transfer fee is because some of the Mexico properties such as the Krystle/PV are VERY HIGH! ------------------ Lisa IP: Logged |

www.mexicondo.com would be a great place to advertise. I sold 2 units for a friend last year after advertising them there. With the Royals, all you are doing is a change of membership. The transfer fee has gone up in the last year or so and is now something over $ 100. ISCO can help to avoid escrow by holding the paperwork until you approve. You might want to reconsider. The TST sale and rental documents are copyrighted. Further, making copies of and giving away for free the valuable documents that an entity sells as part of its business seems inappropriate, at least in my view. IP: Logged |

As SteveH mentioned, some resorts like Krystal and *Mayan Palace charge 10% of the original purchase price as a transfer fee--basically to discourage the resale. If you paid $10,000 usd then it would be $1,000 usd. These 2 are exceptions. Most charge between $50 usd and $500 usd transfer fee. Mayan Palace policy: *"bought before July 2001 you must pay the amount equivalent to a maint. fee but if you bought after August 2001 you must pay 10% of the total cost of your membership." (This is only for memberships purchased by foreigners with English contracts.)IP: Logged |

DMAHANAY,We bought both of our Royal weeks resale. The prvious owner used the forms the received from Royal Resorts. We did use an escrow service for transferring payment, but it was pretty straight forward and uncomplicated. Mike IP: Logged |
