I am a newbie, and I have a 1B/1Ba villa [dates, resort and location deleted] that I what to rent out. The place is fully booked in both June and July. The normal rate is $275/night. What is a fair rental rate?

Someone in the TUG classifieds is asking $800/wk for a two bedroom unit. That's the asking price though.

Thanks. I also saw that listing, but it did not indicate which week. I know that you can get a 1B/1B room in August at a 10% by calling them direct. I'm sure that August will book up soon as well.

50% of what the resort charges is a reasonable starting point IMHO although it does appear that Marriott properties can get a higher %'age. You are late in the game ie. 2 months out so that's going to reduce what you can get from the perspective that your market has shrunk by all those that have already booked their vacations.

I saw that ad too and there's a few problems with it including the wrong listed weeks for floating gold. Even if the person did own prime summer weeks I suspect they couldn't get a reservation for July. I would bet that you could get about $1000 on ebay for your July week. Good luck.

I'd list it at 250.00 per night and take 225.00...

Like you said, the place is booked...

If you're gonna use ebay you'll soon find out what it's worth. Like it was just suggested ask $250.00.

I would set the reserve at $225.00 and be prepared to take the higest bidder (as long as the amount covered you MF).

I think $225.00 for a 1 bdr unit is too high of a rent. I could rent a 1 bdr Marriott Grande Vista for July of this year for $149.00 per night.
I think the unit should be rented for about $800.00 .

I agree with about $800. I dont think there is any way you are going to get $1500 for a 1 bedroom. Atlantis and a few other properties yes. What you had listed, while very nice, no.

Because the resort gets $275 doesnt mean you can expect to get near that for your rental.
