Well, my favorite hotel in NY is changing hands and Marriott sold the Rihga Royal and I will no longer be able to use Marriott points to stay there. We've been there every year for the last four years for five nights between Christmas and New Years. Already reserved for Dec 05.Considering a Manhattan Club resale for the 1 bedroom, 2 bath on the Flex plan that allows three weekends. But my goal would be to use five nights each year between Christmas and New Years (usually Dec 25-30) and grab another weekend sometime during the year. We live in NJ so the second weekend is pretty flexible. Question is - how hard will it be to get those days. I will always know well in advance, but I'd hate to spend the money only to be told the Club is full. I very much appreciate any and all feedback. Many thanks. IP: Logged |

I think if you make your reservations as far in advance as you can you won't have any trouble. I've had no problem reserving several months in advance, but if I wait until a week or two ahead, I sometimes don't get what I want.IP: Logged |

The reservation rules state that if you are using fewer than seven nights, you may reserve nine months in advance. If you are reservaing seven nights, you may reserve up to a year in advance. Some of the owners have a fixed week; the holiday time is very popular so there may be limited availability for that particular week. Also, be aware that on all post developer sales, The Manhattan Club has the right of first refusal. --Richard M.IP: Logged |

I know that when we owned at the Manhattan Club we always wanted Thanksgiving weekend. In order to get it one had to call first thing in the morning exactly 9 months out. By afternoon of that day, it would be booked. Once I forgot to call till the next day - that was the year that we missed the boat! I don't know whether it is the same for Christmas. IP: Logged |

I've been led to believe that Thanksgiving is the most in-demand week at the Manhattan Club, yet you indicated that you have had luck as long as you call in the morning. For many timeshares, availability is gone after the first two minutes for the hard-to-get weeks. My partner ended up buying two week 52's at the Marriott Surf Club because of difficulties getting that week at the Ocean Club. Bottom line is that I'm encouraged. IP: Logged |

I believe the reason Thanksgiving is booked up so quickly is the Macy's Thanksgiving parade is just around the corner from where the Manhattan Club is located. If you get a room low enough you can see some of the parade.
