Many Westgate resorts in the Orlando area have fixed weeks, and some have floating time. They mention internal exchanges on their website, but not much detail. Can anyone help with the following?1)If you own a fixed week, can you exchange it within Westgate? What are the rules and fees, for exchanging within your home resort and outside of it within Westgate? 2)If you own a floating week, what are the rules and fees for exchanging within your home resort and outside of it within Westgate?

Here is some Westgate Lakes floating information from thier website. Value Season Weeks 1 - 4, 16 - 21, 35 - 46, 48 - 50 All Season Weeks 5, 8 - 13, 22 - 25, 27 - 34, 47 Fixed Weeks 6, 7, 14, 15, 26, 51, 52 Please note: This diagram is intended as a reference only. For complete details, refer to the Public Offering Statment from the purchased resort. Owners may only request useage at their home resort. Changing resorts constitutes an exchange request. I know the developer charges a fee to exchange your week for another in your resort or to another Westgate property and I know it is over $100 for the pleasure - but the exact fee I can't recall. It is possible to own a fixed week and exchange for another week in the resort. YOu actually have to call and confirm you are using your fixed week a few months proir to the use date or you will lose your week. It is not atomatic that you will be staying in your unit on your week useless you tell them you are coming. This allows them to be flexible about putting others in your unit. Hope some of this is helpful. I am sure a call to the resort - or a question in the owners section online will provide some information.

The fee is around $130. to exchange. I own at the villas and want to exchange to Las Vegas Sept of 2006. I can not do it until 1 year before I want to go & my maintenance for 2006 has to be paid before I can do that. I have a fixed week. IP: Logged |

I believe they charged me $116 for my last exchange this past year. It is less than II or RCI. As for paying your maint fees, you need not have to have them paid at the time of the exchange. They need to be paid however at the time of the annual maint/tax fee billings in late Dec early Jan. With II (I can't speak for RCI) you need to have the maint fees for the week in the year in which you are exchanging need to be paid in full before II will accept your exchange. We really like and use the internal exchange program they offer. The cost of an Internal exchange used to be $116. When Interval and RCI raised their exchange fees a year or two ago Westgate followed and went to $124. Still less than RCI and Interval. If you bank your week with Westgate to use next year it is only good for a year as opposed to two for the exchange companies. Inventory for the exchanges are almost always better than checking RCI or Interval. Much better luck getting a unit. If you buy a floating week you can use the week for the assigned season for that year free. If you go out of your season or into the next year it is an exchange and you would be charged the $124. They say you can exchange into any available Westgate property. True with a few caveats. First, they do have black out dates at certain resorts. For example, a Florida owner of say Westgate Lakes can exchange into Las Vegas any time except weeks 2, 14, 45, 51 and 52. These are big convention weeks or Holiday weeks. A person who owns a Las Vegas week would not be subject to these black out dates. There are also a few resorts that have so few units that unless it is your home resort there are currently no exchanges allowed like at River Ranch. Gatlinburg allows other owners in but requests must be made within 30 days. In Park City no one but a Park City ski season owner will be able to excahnge into ski season but anyone can excahnge into off season. They say when inventory increases at these resorts the policy may change. Who knows, but I have seen it change a little over the last few years. A week may be removed from the blackout list or the days in advance you have to book may be lenghtened or shortened. I do know of a Florida owner who wanted to exchange into Park City during ski season. The let him do it but not for the $124. Not sure about this post. True, they usually call me in advance to confirm I will be using my week but usually tell them I don't know. I have confirmed as late as 1 week out and got my unit. I have also deposited my unit two days before check in and never had to deal with a late deposit like you would with Interval or RCI. As a whole we use and enjoy the program. But like the other exchange companies you need to know how it works to more fully utilize the program. Let me know if you need anymore help with this one.

Thanks for all the great information. Is all of this spelled out in their owner's manual (if they have one)? My gosh, $2,500 for a one week exchange? A few mor equestions.1) Do they charge a lock-off fee? 2) With a fixed weed week ownership, do you have to use the lock off pieces concurrently? 3) Can you exchange lock-offs? 4) Westgate Town Center has floating and fixed weeks. Can you exchange from float to fixed and vice versa for the same $124 fee. Are any of the fixed weeks there blacked out for owners there? 5) In general, do the black out dates just apply to owners at a different Westgate (who want to exchange in), or to all Westgate owners ? Here goes: 1. Yes for whatever part you do not use in the week issued. If you have a week 6 3BR lock-out and break it use into a 2BR and a 1BR in separate weeks, you have incurred 2 charges of $124. If you use your 2BR in the week you own and use the 1BR in another week, you have encured only 1 fee of $124. Get it? 2. Not necessarily. You use it the way you want to use it, concurrently or not. 3. Yes. 4. Yes & yes. 5. Usually all. As wcfr1 stated, some places with high demands like Park City give preferential treatment to in house owners. JMHO of course frenchieinme
