I saw this on the "Timeshare Beat" and thought it might be of interest.Press Release: Fairfield Resorts January 14, 2005 ORLANDO, FL -- Fairfield Resorts, Inc., the largest vacation ownership company in the world with more than 450,000 owner families, yesterday announced that the company has acquired the Franklin Printing building adjacent to the French Quarter in downtown New Orleans, with plans to convert the former industrial complex into a 119-unit timeshare resort. I wonder what happened to the moretorum on timeshares in New Orleans. I alway heard no more timeshares could be built, because of city ordenance.

I was also under that same impression with the moratorium, but I suppose if the timeshare is to be in an existing building then the moratorium doesn't count. I guess the moratorium meant new construction. I know Hotel de L'Eau Vive bought a building adjacent to them and remodeled it for new timeshares after the moratorium. I went to a Fairfield presentation in New Orleans in August. It isn't the one you are talking about here, but one on St Charles Ave. (Street the streetcar passes on, and on the route of many Mardi Gras parades). The explanation they gave me was that no NEW buildings could be constructed for timeshares, but existing buildings could be converted. The one we toured was an old hotel, but it was far from finished. They were pre-selling. We were also told about the one in the Quarter. Not sure exactly where that one is located.IP: Logged |

I managed to side-step all the FF OPC's at Harrah's (and there are a ton of them), so I didn't do a tour. However, it appears that FF has obtained some inventory at Avenue Plaza on St Charles, cause it has a Fairfield Resorts banner out front now. Or at least that is what I thought I saw when we drove past on our way to Copeland's for dinner (yum! It seems Fairfield renovated an old building adjacent to Avenue Plaza on St. Charles. We saw that while we were there, but I'm not sure if it's affilated with Avenue Plaza or if Fairfield has bought out Avenue Plaza from Equivest. Fern, looks like you and Jerry made it just in time for some warm temps in NOLA. We, in ths south, had been under a cold dome of air for the last week but temps are starting on the rise now and should warm up nicely by the cruise Sunday. Fairfield has owned the Avenue Plaza Hotel and Pro Spa Resort (St.Charles Ave.) for over two years now. It acquired it when it bought out Equivest and kept select properties in their portfolio. The AP building has been going through a multi-million dollar upgrade since last August which is scheduled to be finished this month. I'm curious about the new Fairfield location near the French Quarter (if that info is indeed accurate). Any clarifying details would be appreciated.IP: Logged |

I didn't check the long range forecast, but looks like another major cold front is on the way down south, so it may be somewhat chilly in NOLA Sunday. If they intend on converting the old Mint to the new Fairfield it is a long way form Saint Charles. The mint is on Esplanade on the corner down from the French Market. Hopefully they will have a few dollars left to fix Avenue Plaza up somewhat.

Could anyone comment on how hard of a trade New Orleans is. I have not tried to do an exchange into NOLA. Could it be that with a new resort coming on line there, that unsold developer weeks will be made avaiableI was just mulling over the possiblity in my mind of doing a two week trip. One week in NOLA then one week in my favorite place in the Pan Handle of Florida. Jim IP: Logged |

It's easy in summer, when it's hot and muggy and nobody wants to go there. A little tougher in mid-winter (Thanksgiving through the end of December, with the exception of holiday weeks), but with a decent trader you can still get in fairly easily. In the spring and fall, it is much harder to trade into the couple of resorts in the French Quarter, though Avenue Plaza is fairly easily available almost year round, and the resorts outside the Quarter (or just outside, at the edge of the Quarter) are a bit easier than those in the Quarter. But you would still need a pretty good trader and likely an ongoing search to get into them in spring or fall. It is almost impossible to trade in during prime times, like Mardi Gras, Jazz Fest, Sugarbowl, and many of the festival weeks.

Having just been in NOLA to send off the TUGgers on their cruise, I had a bit of time after they all boarded to get some of my FF research completed.I think Avenue Plaza is still a long way from having its renovations completed, this phase maybe, but more to come. They have gutted some areas and are having to replace the walls as it was too damaged to just repair and paint. They have some floors open, (about 1/2 to 1/3), but other floors completely closed for renovations and complete soft furnishing replacements. I had a tour with the building manager (I think that was his title) and he spoke about plans for renovations. Soft furnishings this year (bedding, drapes, carpeting) and they already fixed the water pressure problems. Next, bathroom tiling replacements and then furniture at some point after that. I also got the skinny on the new location Fairfield purchased. It is located in the block surrounded by Magazine, Common, Camp and Gravier. Just behind the Sheraton on Canal Street. It is an abondoned Printing Shop. They have permission, I hear, to build up an additional 3 floors. It will be small with only a just over 100 units. They have not started any work as of yet.
