I just prucahsed a resale off E-bay for this resort. While in Branson, we stopped by to see what the resort looked like. First, it's on the Thousand Hills golf course. It wasn't really that easy for us to find but, once we loctated it, it's not diffucult to get to or find. It is not that close to French Quarter in the respect that you're not going to walk between the two but, I'd estimate the distance to be between 3-5 miles. It's in a similar area were a lot of the timeshares in Branson seem to be located. Essentially, it's on the back side (East side) of Surrey's Grand Crown resort. The resort presently has only two buildings up and no office on site. The office is loctated in one of the units. There are no pools, no club house, no owners lounge as of yet. At this point I have not called the resort to verify that they have my information recoreded as an owner properly but I do have the title to the unit in hand. I will be contacting the resort soon to make sure everything is in order. When we were there (November), I did not see any signs of construcion or pending construction. There was no one in the office (we stopped by mid week) and I saw no active on site sales presentations going on. I don't think this is to unusual for this time of year as the tourist season is slowing way down. We were staying at Marriott's Horizon resort and saw only one sales person giving any presentations during our stay. Construction in Branson seems to be slower than other locations. Marriott has at least 5 buildings planned but only 2 built. I believe they are supposed to begin construction on a third building this spring. By comparison, Marriott's Ocean Point has hit build out this year for it's five buildings. I believe both Horizon's in Branson and Ocean Pointe started about the same time (give or take a year). We also toured Falls Village resort back in 1999. They are still building new units at this resort and they don't appear close to build out yet. Falls Village is not such a large resort that they should be continuing to build units. While we were at the resort, there were several units that were vacant and had the curtains open. I peeked into a few that I was sure were not occupied. The units seem to be pretty nice units and will work well for our stays in Branson. Since our purchase price of a one bedroom unit was less than $250, staying once will more than pay for the cost of our unit. IP: Logged |

My family and I exchanged into a 3 bedroom lock-out unit back in August. It was truly one of the more beautiful timeshares that we've stayed in. It was very spacious, very clean and accomodated our traveling party of 9, more than adequately. Convenience and lack of amenities were the downsides to this t/s, as mentioned previously. Finding the French Quarter for check in was tricky and then trying to find Thousand Hills afterwards was a bit crazy, but that soon passed once we saw the unit As much as we loved our unit,if I were to go to Branson, I might choose a more convenient location that had more amenities families. If you are looking for a quiet peaceful timeshare, tucked away in Branson, this would be for you.IP: Logged |

Accurate assessments.One of many nice timeshares tucked around town, this one with no special "resort" atmosphere. More like the fully-owned condos that line Thousand Hills golf course. ------------------

I'm glad to hear this since we purchased our unit sight unseen. The lack of amenities won't bother us since we rarely use them. It would be nice if the resort would get around to building them so it would exchange better if we ever get to that point in the futrure. II: Grand Regency Resort at Thousand Hills Floats weeks 1-52 (All year) EVEN yearOn Mar 26th a 2 Bedroom Went for $49. (eBay 4367673830) I passed on it because of the $150 Resort Transfer Fee Plus The $395 fee required by Holiday Transfer Services Even with these high fees - I still feel that this is/was a good deal. Someone really paid alot of money for these units when they were first built - from the developer. Q: Does anyone know: The developers original prices for these units and Why Branson charges so much ($150) for Transfer Fees I know that this is Branson and they make there own rules But did you know that: The State Of Virginia only allows T/S resorts to charge $50. The transfer fee is charged by Grand Regency in this case.$49 for an EOY even year usage? Sorry I missed that one. I thought I got a good deal at $245 for an EOY even year usage on E-bay. Later, I saw an every year usage go for over $1,000 at this resort. When I originally made my purchase (no reserve auction), I figured it was the developer trying to unload some of their inventory to get people paying MF's. I was surprised when the title transfer listed a couple who lived in TN. I don't know what these units are selling for from the developer but I'm sure it's over $245. Why someone would sell out that cheap is beyond me. The only thing I can figure is it's taking the deveoloper forever to build the common areas that are planned. I've seen a lot of TS in Branson go for cheap on E-bay. I watched an auction on a 2 bedroom unit at Silverleafs Ozark Mountain resrot go through the process three times without a bid before someone bought it. I think it finally went for less than $500. It was an October week. That week actually would have worked well for us and I thought about buying it using the Buy Now option. Silverleafs MF's, the unit not being a lock-off unit and the fact it was not Gold Crown made the difference between buying and not buying. I just didn't need a Branson unit with a high MF to add to my collection. I can exchange into Branson cheap enough so we wanted a unit with a lower MF. Otherwise, owning in Branson wouldn't be worth it for us. IP: Logged |
