I just got a confirmation today from II for the Kona Coast Resort Interval Ownership for the end of May(1 bedroom). It does no say if it is Phase 1 or 2. Do II exchanges get a particular building? Should I call and try to ask for a certain Building? Can some one give me an idea of what building to ask for. Any help would be great.

You need to ask II which phase, as they share the main pool, checkin, maintenance,etc., but are completely independently run. Phase I is has much larger units, as they were built for full year ownership (some are still owned this way), the balance being converted to t/s. Phase I units are older, with a little more wear. Phase II were built as time shares, they are slightly down the hill toward the golf course, which lies between the development and the ocean. Phase II was bought by Shell Vacations, which is about to begin remodeling the interiors. The official policy is that you cannot pre-reserve any particular unit or building, but that doesn't mean you can't ask. Once you find out whether you are in Phase I or II, go to the Tug Review section, there is a map of the resort you can print out and see which buildings you might prefer. Many units from both phases have golf course views. Some, especially to upper floors look across the golf course to the ocean. None are ocean front, but the resort is very nice, in a terrific location (nearby stores and amenities, but out of the main Kona traffic pattern) Hope you enjoy your stay!

I found out we are in Phase 1. Any suggestion about which building to request?

We are owners of a Phase I 2/bdrm. Our favorite building to reserve is #10. However, KCR has Friday, Saturday & Sunday check-ins and reserves specific units for respective check-in days. For instance, if we want our favorite unit in building 10, we must reserve Friday-Friday. The only other unit we have stayed in was in building #9 which, I think, was a Saturday-Saturday unit.

While requests are never guaranteed, and owners get first choice, it never hurts to put in a request. I would ask for an outside unit as they have extra windows on the side for more light. The inside units tend to be a bit dark. Outside 1 bdrm units are, Bldg. 6-104 & 6-204; Bldg. 9-104 & 9-204; Bldg. 12-104 & 12-204 (all Su-Su units); Bldg. 11-301 (Sat-Sat unit). The number in front of the three digits after the dash indicates the floor, i.e., 301 indicates third floor unit 1.

If you have problems with stairs, note that KCR does NOT have elevators even though most buildings are two and three stories. Building 10 first floor units have distant ocean views over Phase II roof tops. Also, this building is closer to the road. While our guests in the second bedroom have said they occassionally hear some road noice, it has never been a problem. The master bedroom is away from the road and we cannot hear the road.

Buildings 7, 8, and 9 second floor units have distant ocean views on the second floors (not sure about 1st floors). There are fewer stairs to the second floor units than the first floor units of these buildings as the buildings sit on a small hill and the parking spaces are nearly on the same level as the second floor.

Buildings 1-5 are around the golf course side of the resort and most likely would not have ocean views. Building 6 is on the inside of the resort and would most likely have the garden views. Buildings 11&12 are at the very back of the resort near the road. All of these buildings MAY have ocean views from the second and third floors.

The main complaint about the Phase I units is the carpeting appearing dirty. Its a long story, but suffice it to say, the stains do not come out regardless of how much they clean them. Even though the units are not scheduled for full refurbishment till 2007, the carpets are in the process of being replaced.
