Has anyone seen this article? What is the current tax rate? I can't see spending $50K for a Marriott Maui and paying $800 in property tax per year. 2005 Maui maintenance fees include 'Property Tax at $19.33 for each of our EOY's making it $38.66 per year.IP: Logged |

That's Dave's point. The proposed new tax on timeshares would apparently mean a huge increase in the tax from what you are now paying, not just a 19% increase, which is the overall proposed increase. IP: Logged |

How about moving this discussion to the Hawaii timeshare bulletin board? It will affect all of us who own on Maui not just the Marriott owners.Unfortunately, it is always easy to increase taxes on those who can't vote. It depends on the value of your timeshare.. In California, they base the value on what you paid for it. I'm not sure how Hawaii determines value.

Just because you can't vote on it doesn't mean you can't be heard. Why don't all the Maui timeshare owners on TUG start a petition stating their opposition to this. You could send it to the mayor and copy all the local news stations. I am considering a timeshare purchase in Maui, but this would seriously impact my decision to purchase. I would think the timeshare industry would go nuts over this. Do you know how much harder it is going to be to sell these with that type of property tax attached. This is outrageous, in my opinion.IP: Logged |

The current property tax is $8.30 per thousand and the Maui Mayor's budget proposes an increase to $16.00 per thousand. ARDA is attempting to fight these increases, however if timeshare owners themselve do not enter the fray, the politicians will prevail. If one county is successful with this issue, why wouldn't every other taxing entity follow suit. They will. Timeshare owners are real property owners who don't vote in the locale of the property. They are considered an easy tax target. Every owner of a timeshare in Maui County should be faxing or emailing all Maui County politicians expressing their discontent with this type of taxation.IP: Logged |

I could swear I saw it on timeshare beat.. but I now can't find itHere is an article that mentions it http://www.co.maui.hi.us/press/?recno=6855 The Mayor’s proposed budget will also cut the homeowner real property tax rate by 15.5 percent and the improved residential tax rate by 10.4 percent per thousand assessed value. It also proposes a new tax credit for property owners who offer affordable rentals; proposes property tax relief for active members of the armed service; and also creates a new Time Share property tax category with a rate of $16 per $1,000 assessed value.
