Royal Resorts by Earl say they are rental and resale agents specializing in the five Royal Resort Timeshare locations. They say they rent about 400 units a year from December to May. I don't know anyone that has used them.------------------ Paul Goldner IP: Logged |

I rent out my Royal Resort unit on Mexicondo.com . I have always had good experiences working with the web operator,who is a royal owner and the renters have always been very nice.IP: Logged |

He rents and sells on the Owners Manual. I talked to him when I was looking to rent a winter week. I didn't like his pitch. If I rememeber correctly this is what he told me about renting from him:- pay 50% of the rental immediately even though he couldn't guarantee the room, resort or week ("trust me," he said, "I've been doing this a long time and get about 300 units per year"); - he would take my "request" and a few weeks before I was scheduled to leave he'd be in contact to tell me the details of what unit I had been put into - I asked him why I would want to pay him for something that amounts to a promise that somebody out there will "deposit" their week with him. His answer was the same - I've been doing this a long time blah, blah, blah - if you wanted a particular unit confirmed to you right now you'd have to pay 100% of the rental and it's non-refundable He couldn't seem to understand why I would have a problem with buying my airfare or using points to get tickets without knowing for a fact that I had a particular week at a resort I wanted in a room that I would pick. It seemed rather obvious to me but what do I know. For those of you interested his web site is http://www.royalrentalsbyearl.com/ Mexicondo is much better IMHO.

I rented from a man this winter who only had negative things to say. He rented to me at the very last minute because Earl did not follow through AT THE LAST MINUTE...I would suggest going directly with an owner. I use the web site CANCUNMALL.com and I have never had a problem. I always double check with ISCO to make sure owner is current with fees and that the woner has forwarded proper information to ISCO and the resort. ------------------ highland IP: Logged |

We've never rented from Earl, but I have spoken to him by phone. We wanted to exchange our week 8 Royal Sands for a week 10 Royal Sands. The first time we talked, he quoted me a price of $300 to make the exchange. I didn't commit and he called me back a couple months later, and then the price was $350. He wanted our week immediately (but didn't have one on hand to give us) and wanted the money up front. I was uncomfortable with the situation, and didn't exchange with him. The Cancun Super Mall web site can now be found at www.omcancun.com (Owner's Manual). We rented from an owner there and had no problem. IP: Logged |

I had a similar experience with Mr. Earl as Heron did. I was looking to rent from him two summers ago and then again two winters ago, but I did not like his pitch, it took him over a week to get back with me, and he was very rude especially considering we make his living by allowing him to sell other owners units. Needless to say I passed due to his rude attitude and found a owner on TUG to rent from. However, a few months later a co-worker wanted to go on a last minute trip to cancun so I tried Mr. Earl again to check on a Sands unit, and the same story, I had to call five times over a five day period before I got ahold of him (he never returned my previous calls) and them again he was very rude and acted like I was an inconvience. So I asked why he acted like I was an inconvience since this is his "business" and I'm trying to purchase the week from him. He stated that he already did enough business and didn't really need anymore. So needless to say I hung-up and found a rental on Mexicondo.Now my wife and I own many units at the Sands, so I don't have to worry about dealing with Mr. Earl anymore and when we rent out our units like all other tuggers are very nice and willing to answer any questions and give tips for finding units we don't have. I'm just glad that Mr. Earl doesn't advertise on Tug, Redweek, or Mexicondo so the majority of the folks out there never have to have the misfortune of dealing with him since he "already makes enough money off the Royal Resorts and doesn't need more business". I am the original poster. Thanks to all of you for your help. I did find Royal Rentals by Earl in the Users Manual. He also told me to send him half in advance ($1350) and the rest when he could confirm a unit number at the Royal Sands for week 51. I and three friends rented a villa from Earl this past February. He was referred to me by a friend who has rented from him for the past three years. She and a group of her friends rent from him during Week 7 of each year.Everything went smoothly for my small group. We had a penthouse in the Royal Islander. I am sorry to hear that others did not have a good experience. JMM

I don't know anything about this other than what I read here and this guy just may be renting exchanges which might someday have adverse consequences.
