Just heard from RCI that we can go to this All Inclusive resort in November. No new reviews since 2003. Has anyone been there recently? Not sure if we should accept. First time to Cancun and thinking of holding out for one of the royals. Is this in a good location? As always, thanks for any info you can share.

I cannot speak for the property itself, other than to tell you that it is right next to the Royal Sands.

We walked around the property when we were staying at the Sands a couple of years ago. I was not impressed as it looked rather worn. Kind of reminded me of a spring break place for the college scene. This was in April of 2003. Personally I would never do an AI in Cancun-too many great places to eat at reasonable prices. I would hold out for something better. I just checked Trip Advisor and the reviews actually look decent: http://cancun-hotels.tripadvisor.com/Hotel_Review-g150807-d154419-Reviews-Tucancun_Beach_Resort_Villas-Cancun_Yucatan_Peninsula.html

We are booked into this resort in early December. I heard there were only 8 units, so it doesn't show up that much - probably why there are no recent reviews.

The resort was just bought out by Barcelo resorts. They do things right, so I expect it will be a good stay. Normally we wouldn't stay "on the strip", but we are travelling with our 3 teenagers, so it will be a better location from their perspective.

The all inclusive fee is the lowest I've ever seen - $30 US per day per person. Won't mind eating out a few nights for that price.

Will write a review when we return.

Last June we spent two weeks in Cancun. The first week we stayed at the Royal Mayan (very nice) and we were booked at the Tucancun our second week.

During our week at the Mayan we were curious how nice the Tucancun would be so we ventured up the road to check it out.

It was a disaster.

Their lobby was not air conditioned (in 95% humidity one craves AC). The staff were not only NOT helpful, but rude. The manager would not let us look around for fear we would take advantage of the all-included food/beverages. It took us 15 minutes to convince them that we were booked to check in within a few days and just wanted to look around. Not a great way to "welcome" family vacationers.

The grounds were dirty, unkept and cluttered. The best way to describe the feel is that it felt like the property was used solely as spring break party location, but no one was cleaning up after the party.

Their pool was the worst looking pool I'd ever seen. It was filthy with floating hair, grease slick, broken furniture, etc.

We devoted our last couple of days at the Royal Mayan to un-booking ourselves at the Tucancun. We would have rather returned home than spend a week at the Tucancun. We were lucky enough to prevail and spent our second week at the Mayan.

My recommendation (FWIW): Unless significant property improvements have been made avoid this below standard locale and hold out for a Royal property. We liked the Royals so much we bought a week at the Islander.
