Every year we visit Cancun either January or February (MLK or Pres weekend). We don't stay a week (I'm a teacher) but we stay 4 or 5 nights - still costs us a lot of money.I'm wondering if it's worth buying a second timeshare (we own Marriott Aruba) - cheap - in Mexico to use for those times. I would want a reasonably nice place, but it wouldn't have to be cream of crop - must be on beach, one bedroom, with nice pool. AI available would be nice, but not necessary. I've seen some places listed as low as 2500, but they're floaters. I don't want to have to wait to get the right week, as we use FF miles to book our flights almost a year out. Is this a likely scenerio for us, or are we better off continuing to rent? THANKS for the advice! ------------------ Cheers, Ellen IP: Logged |

That's a tough week(s) to trade into and life has a way of changing things. I know several people who went to Cancun every year for a decade or more only to stop going completely for several different reasons and ending up selling the week(s) after renting them out a few years. If you are only going to go for 4/5 nights, you might be able to consistently rent the other 2/3 nights if you owned a quality timeshare. Since all of Mexico is RTU, ownership is not forever. Should you decide to buy, I would suggest a resale at the Royals where the original sales price or more is to be payed to the owner of record at the end of the RTU. In addition all the units (not including Club International or one special unit at the Mayan) are lock-offs, giving you the opportunity to rent part of the unit and still go there on vacation. RTU's end in 2014 at the Mayan, 2018 at The Caribbean and 2020something at the Islander, giving you a choice of how long you would own. Of course, you won't find one for these weeks for $ 2,500, but with patience you could probably get something under $ 10k and remember you get whatever residual is attached to the unit back at the end of the RTU. You could still continue to rent every year as an alternative. The decision will be yours to decide, but for a reference I would suggest you look at www.mexicondo.com where you can find both Royal rentals and resales.------------------ There is a very fine line between "hobby" and "mental illness." *** http://www.cancundiningguide.com/ IP: Logged |

You might want to look on ebay. There are bargains to be had if you watch regularily. Here is a link to a couple of Mayan Palace floating weeks. There are usually a large number of Mexico units for sale and rent at any given time. http://cgi.ebay.com/ws/eBayISAPI.dll?ViewItem&category=15897&item=4384550267&rd=1&ssPageName=WDVW http://cgi.ebay.com/ws/eBayISAPI.dll?ViewItem&category=15897&item=4384586323&rd=1&ssPageName=WDVW IP: Logged |

Thanks. Some good prices! But my only concern is how easy it is to make a reservation for when I want to go. We like to get our tickets a year in advance in order to use FF miles. On the other hand, it might be cheaper to just buy tickets if we have such a cheap place to use........Any advice is welcome! ------------------ Cheers, Ellen IP: Logged |

Ellen, my wife and I use our foxrun weeks 16, 45 & 46 and trade into the Royals in Cancun for Jan or Feb but what we have done is trade 2 years out through II. we are booked into the Royal Sands for Jan 2006 and the the Caribbean for Feb 2007 (both 2 bedrooms) it has worked so well for us that I have even rented our regular Royal weeks for 2006 for top Dollar, You dont have to buy in cancun to have a good time, you can trade in if its far enough in advance, but I understand you being a teacher and that is your only week you may want to just be safe and get a week in MX so you know you have it.IP: Logged |

As a retired teacher I would caution you about buying a fixed week. Your vacation will not always occur during the same timeshare week. This year, for example, the Royals had a week 0, so weeks were bumped up by a few days.IP: Logged |
