If I wanted a two bedroom with lock off feature, where would I begin to look? what features should I look for (ie casino, beach, skiing???)What dollar range should I expect to pay? I would want to take trading power into consideration. Any suggestions would be appreciated. (P.S. Resale Market)

We would need more info on what your holiday needs are as you've asked a wide open question and the answers would be different for everyone. On popular rule of thumb is to buy where you'd be happy going 3 out of 4 years. I'm from Canada too and my first Marriott purchase was a week at Manor Club in Williamsburg, VA - a 11 hour drive, and the Sequel part of Manor Club has lockoffs. MC also gives owners 6 free rounds of golf with each week. I own 3 weeks there now.

As a winter escape from our weather, I bought 2 lockoff weeks at Beach Place which I split each year and have 4 weeks in a row on the beach mid Feb to mid Mar. Hmmmmmm

I bought 5 of my 6 Marriott weeks direct, so I could participate in the Marriott Rewards Program as my family is all adult now and my holiday needs have changed as a result - now it's my time to see the world (leave for Italy for 2 weeks on Saturday on Marriott points). Read and study wwww.marriottrewards.com for more info on the air & hotel packages.

Take your time...it's a big decision you are making for today's needs and for tomorrow's needs. How important is a beach, golf, travel, cost, etc.

I am mostly interested in trading possibilities. I already own an Aruba week, a Florida week(golf), a Scottsdale week (golf) and a Mexico week. I would like to open as many doors as possible with a good strong trading Platinum week.

You might want to consider Ko Olin since you have number of TS in other prime location. i don't usally recomend a Hawaii TS because of the high MF's but it will trade like a charm and it is a great resort. I believe the design was by the desinger of the Ritz Carleton and the amenities are second to none

If your buying it just for trading then consider the following...

Season- If you expect to travel in peak times or go to high demand resorts then get a peak season week. Don't cut corners here.

Maintenance Fees: There's a wide range in the amount each fees charge for maintenance. Why spend $1K every year if you can get the same trading power for $650? Dave posted the 2005 Marriott fees http://www.tug2.net/advice/marriottmf.htm .

Lock-Off's: I couldn't find a thread that had the list of which properties contained lock-off's. Maybe somebody else can post a link to this.

Quality Rating: All of the Marriott's have high quality but some are rated better then others. The newer ones all have the highest ratings and you can get a sense of the quality of the others by reading the Tug reviews and ratings.

$$$- You'll get a better price in purchasing resales on the units that are not active projects being sold by Marriott currently.
