I am consideringbuying a marriott to get trade in II. i am already an ii member but cant see inside the 24 dy window. I was cosidering a gold week. maybe summer in colorado or utah.What do you think this will cost ? will it trade ok ? will it rent for more than maint fee ? As a general rule buying any timeshare that you wouldn't want to pay the annual fees for in order to stay there each year is a mistake. Buying only to trade, since the trade value and future procedures are open to so much flux, is usually a mistake. You should really post this on the Marriott board to get a more directed response.I wouldn't touch Streamside with a 10 foot pole at this time. It may not be part of Marriott in as soon as a couple of months. A gold week at Summit Watch will cost you about 5-6K on the resale market. I hear it trades pretty well. For trading purposes only, though, probably the best values are either a platinum week at Manor Club with MF's less than $600 or a summer week at either HP or SP on Hilton Head. Any of those weeks, while probably not the top traders, should trade pretty well. I have to preface that by saying I don't own any of those types of weeks and have no personal experience with how they trade. IP: Logged |

JJ,It all depends on what you're looking for (and what you're looking to spend). Some options? 1. $4,500 to $6000 will buy you a gold 2BR in one of Marriott's Park City properties, with about $600 annual MF, that you can lockoff. You'll get two weeks annually if you split the unit, not a bad return on the price and fees. 2. For less than $1000 you can buy an off-season week at Breckenridge or Vail, but it will be a 1BR or studio unit and the MF, in relation to other off-season timeshares, will be high, between $550 and $800 depending on the week/unit. 3. For close to nothing (the off-season weeks go for $100-$300 on eBay) you can get a 2BR unit in Foxrun in North Carolina, with MF of $440 annually. Thoughts on the trading power of each? Well, aside from a fluke here and there, none of them are going to regularly get you a great ski week in Colorado/Utah, or a high season visit to Hawaii. The Marriotts are obviously a choice between MF and initial purchase price. If you don't mind initially shelling out $5-6k, the Utah lockouts are a good call. If you don't want to poney up a lot of cash, you can get a bargain with Breck/Streamside, but will pay higher MF (perhaps too high for a trader). But if you're really looking for the best of both worlds, Foxrun's the way to go IMHO. Low purchase price, low MF, plus it's a 2BR. You don't get the Marriott window, but that's about the only downside I can see. IP: Logged |

That amount could get a gold at Summit Watch, but I think a resale gold at Mountainside would run around 6.5-9K. The MF's at Mountainside are around $730, and they're around $790 for Summit Watch. IP: Logged |

i have kids in school so i need to be able to get prime resorts in prime seasons. we have a fall break in october , but i use fairfield points for that week. I won 2 hgvc weeks at marco island. one trades throught rci and the other through II. They both also trade though hgvc.I am good for rci and can get anything that there. Iuse marco island to pull hard trades and fairfield points for easy trades and trade ups. The marco island that trades through II will pull anything in there except the 24 day window. I can get the marriotts in any shoulder season. I would like to go utah, tahoe, colorado sking for spring break. I would also like to go Hilton head, myrtle beach summer, I would also like caribean spring breaks. Atlantis in summer. I am not a big fan of weeks only resorts since I own faifield and hgvc . I thought 1 marriott might be nice to have. Since all of the place you would like to go are high quality, high demand weeks then you'll need to get that same type of week with your purchase. Doing anything less would lead to disappointment.With that said, - pick the one that you would go to most often, or one that you would drive to if you didn't feel like paying for air fare. - pick a platinum week. - look at the TUG reviews for each of your choices and make sure you pick one with the stronger ratings to be sure you get one with a strong "quality" rating. - buy resale The first choices that come to mind are Grand Ocean, Ocean Watch, and Mountain Side. However, none of these are cheap! If you do this, then you'll also be able to get the Caribean spring break too and I suspect the summer Atlantis will work as well. -Matt

Advice I was given by a very trusted TUGger and broker is that a gold Aruba will also get great summer trades. And Aruba is gold in the summer. that works for us because we LOVE Aruba and will go there if we are able to get a summer reservation.
