MMB is indeed in resale and as we were told in March this year Marriott are not interested in Silver or Gold weeks but will exercise their ROFR on Gold Holiday & Plat Weeks.

Thanks JonP for the information. It was interesting to see that at Club Son Anthem there is only a £500 price difference between a Gold 2 Bed (£14,500)and a Gold 3 Bed (£15,000)whereas at Playa Andaluza the difference in US dollars is $11,000! We wanted to upgrade our 2 weeks 2 Bed to 2 weeks 3 Bed but at $22,000 we decided against it even though it is a L/O unit. The prices for Playa Andaluza are listed as pre-construction and I wonder how high they will go when the resort is completed.

I also noticed that Club Son Anthem and Marbella have Gold Holiday weeks and not at Playa.

I'm still surprised at the maintenance fees between Playa and Marbella.

Hi Judy,

We also wanted to upgrade our 2 bed weeks at Club Son Antem to 3 bed. The deal was that we could pay the difference of the current price but would also have to buy another week (silver). Otherwise it was the difference between our original purchase price and the current price. Not surprisingly, we decided against it. I do think that the penalty to upgrade is a bit severe and believe they should be more accommodating.

The Gold season is split into two categories at Marbella and Club Son Antem, with Gold Holiday allowing you to also reserve during the Gold weeks. There is only one Gold season at Playa which covers basically the same weeks as both Gold categories at the other resorts but also includes Easter.

As you are aware, I have raised the issue regarding the difference in MF between Playa and Marbella but unfortunately received an unsatisfactory response. In fact, it was a pathetic attempt to justify the difference. I do intend following this up when I visit Playa at the end of this month.

Please keep us up to date as to why the fees are higher at Playa. The answer that you received was not very informative. Any possibility of you being on the board?

Am I glad I bought Playa preconstruction 3 bedroom gold for $18,900 US. It has doubled in price & I get a 20% discount for all purchases at Playa as a founding member. The maintenance fees are a concern.

Wow prices have really gone up! In what year did you buy? We bought last Christmas and the price list said pre-construction. We thought we were getting a good price. Do you think it will go up much more before all construction is finished?

I bought early Sept. 2002. Three bedroom has had the greatest appreciation. There was only a $2,000 differential between 2 & 3 bedroom then. It is now $10,000. The 3 bedrooms are in great demand because there are a very limited number of them & they lock-off. So we are getting the two weeks without having to pay the price for two purchases.

I do have a question: We are going Sept.3 to Playa and have reserved the lock-off for the first week. Will they let me occupy a 2 bedroom if there is one available without additional charge? Hotels will sometimes give you a better room if they are available at no extra charge.

During a visit in February, I was told by our rep that 3-bed units in future buildings would not be sold with the lock-off facility.

We bought not much later than you, but must have missed the 'founder member' category. It's a bit disappointing as we also missed out by only a couple of months with our purchase at Club Son Antem (which offered free access to Holistic Spa). What is 'all purchases'?

It's great to see an active "forum " for Europen owners and regular visitor to the 4 locations.
I see we have a number of new readers to this forum. Just to let all know that 6 weeks ago a number of us banded together to form a sub group. We contact each other using the title "Marriott Europe " followed by the "subject" matter as above . By all purchases, I mean those at the resort This includes the restuarant, when completed, bar at the beach, and the shop at the resort. Does not include purchase of additional weeks.

There hasn’t been anything confirmed since Playa. A couple of years ago MVCI Europe did announce Sharm El Sheik, Egypt and Denia, Spain but they seem to have disappeared. I have an old news letter even announcing the immanent opening of Sharm El Sheik!!

However, rumours abound about Italy, Portugal and another one on mainland Spain. One of my MVCI contacts even suggested they were considering a timeshare facility adjacent to the Dalmahoy Hotel, Edinburgh. With DeVere hotels building a great resort on the banks of Lock Lomond and Gleneagles doing similar at there hotel in Perthshire, it would have to be something special.

With Marbella built out and Son Antem completing next year, one would imagine that they need to start moving.

The Tuscany rumor has been around for awhile. I was told that it was highly unlikely since they could not build a new resort but would have to remodel something was already there.

I was in Son Antem two weeks ago, and Marbella last week and was told that Sharm El Shiek is still on hold and the next two will be in Portugal (South), and the Canery Islands (they don't know exactally where yet because they haven't secured the land at either location, but they have several options to choose from). The location mentioned after these two was in Dubai. Sharm El Shiek can change ahead of any one of these at any time, but for now it's officially on hold. At least that is what I was told by Marriott last week - everything with Marriott is always subject to change.

Jerry,

Portugal would be a great addition and would no doubt be an attractive option for new and existing MVCI European owners, but not so sure about the Canaries as it is saturated with timeshare companies. I would be surprised if Sharm El Shiek is resurrected as it has been on hold for several years.

Hope you enjoyed Son Antem & Marbella; how do you rate them in comparison to US MVCI resorts.
