I'm thinking of buying 1 Gold (red) week @ Marriott Newport Coast Villas? I've heard it's hard to exchange that and get what you want someplace else. Anybody have any actual experience with that?[This message has been edited by jefflerman (edited 05-24-2005).] IP: Logged |

HiNewport Coast is a great property that should trade very well. It and The Four Seasons are the best TS in all of SoCal. Spring (Gold Season) is less desirable than Summer but IMHO as good as Fall. Just be sure to reserve the very best week you can, like easter, and deposit early. Since all units at Newport are 2 bedroom that will increase your trading power. Will you get Marriott Maui in Summer, probably not, BUT you should be able to trade for just about anything else. Good Luck ------------------ Bill IP: Logged |

Thanks. Any actual experience with this or have you heard from anybody with actual experience? I have a friend who has had bad experience getting what she wants, holding this exact TS unit.IP: Logged |

My guess is that your friend has not learned how to use her week effectively. The magic is simple. First, reserve the very best week you can in your season. That means the vacation week, holiday week or other week you believe will be most in demand. Call exactly one year ahead of the check-in weekend for that great week to make the reservation. Next, immediately deposit your week with II. You can do it on the same phone call. And if you know what week and at what resort you want to request, you can also do it on the same call, assuming it's a Marriott week you want. (You can also use the "Request First" method whereby you can keep your Newport week until an acceptable exchange becomes available.) Last, make sure that your request for an exchange is reasonable. With Gold ownership, you have a good trading week, but it's not the best, as Platinum would be. So keep that in mind. If you can request shoulder-season or off-season weeks (e.g., other than school vacation and holiday weeks and ski weeks), you'll likely do very, very well. Even when requesting the most popular weeks, you'll sometimes get them. Just don't count on it every year. Also, your 1-BR unit will normally exchange for other 1-BR units. So don't expect a 2-BR. The exception is for resorts, such as most of the resorts on Hilton Head, that don't have 1-BR units. If a resort has only 2-BR units, you can request an exchange into that resort. IP: Logged |

I would concur with Dave in that most people who have a bad experience don't understand the system and/or don't use it appropriately. The other issue is if they always want the most demanded week and only own one unit, they may not be successful. Like any system, learn it, then use the nuances to your advantage. In this case, be on the phone dialing or on the internet at the exact instant that week becomes available. ------------------ Dean My Home Page IP: Logged |

Reserve the week surrounding Easter on either side and you'll do fine. The week after seems to be more popular, IME.Personally, if I were to own only one interval at NCV, it would be a resale platinum. We currently own there in both floating seasons. You'll also do good renting your week, as a backup plan... Remember, II isn't the be-all and end-all of exchanging. Send your friend over here and we'll show her a few things Just wanted to add that, although I'm sure Dave was speaking generically, NCV only has 2BR villas, without lock-off. Factor that into your equation, if contemplating exchanging a substantial amount of the time. Good luck! Pat [This message has been edited by camachinist (edited 05-25-2005).] IP: Logged |

Not that this will help out your decision, but I have to disagree with this commment. If you plan to use the timeshare at all. I would much rather stay at Laguna Surf, Blue Whale, So Cal Beach Club, San Clemente Cove, Carlsbad Seapointe, Carlsbad Inn, Tamarack I like to spend most of my days at the beach. When you own Marriott or 4 season, you have to drive, find a parking space, unload all your beach stuff. All the timeshares above, you can easily walk to the beach. ------------------ Grand Pacific Resorts Owners Group Private Group for Grand Pacific Resorts Owners IP: Logged |

Although I can't comment compartively (beach-wise), we didn't find the walk from NCV to Crystal Cove to be onerous. My wife, who doesn't particulary care to walk, didn't complain once, even though it was a bit uphill coming back up Newport Coast Drive.I would agree that NCV is not a "beach" resort, by any stretch. It is a beautiful location, however, and one which is likely to remain stable over time, due to the State Park and Pelican Hill surrounding it. Pat IP: Logged | |
