My Realtors office is closed and I was getting ready to send my earnest money deposit for my 2 bdrm, Gold, Summit Watch. The maintenance fees are $790.22.
I have a questions that I should have asked before this but maybe one of you will know. Do the yearly maintenance fees include the property taxes?

They are included in the maintenance fees on the 4 Marriott weeks we own. The specific amount for property taxes is listed on the statement we receive for our maintenance fees.

You need to check the estoppel letter.

In Florida, as an example, many timeshares charge separately for maintenance and taxes. And, taxes are charged for the prior tax year.

For instance, I bought a Florida timeshare this month. I owed maintenance fees for 2005 since we agreed to that. But, the taxes were for 2004, so I don't owe that. I will owe 2005 taxes on January 1 if I don't sell it before then.

I used to own at Summit Watch, and the property taxes are included in the maintenance fees. In Utah, the counties bill the HOA. You will not be billed individually for property taxes.

Marriott's California resorts are the only ones where the county bills the tax separately.

If you go to this chart of historical Marriott maintenance fees in the TUG Advice section, you can verify what has been said here.

On the chart, scroll down to the Utah section and you'll see that Summit Watch maintenance fees for 2005 are $790.22, as you stated. That includes an operating fee of $576.48, a reserve fee of $123.00 and property taxes of $90.74.
