I am new to timeshare and eager to buy. I have decided to buy resorts that offer RCI points. I was told that the location of resort is no longer important in point system. I saw an Auction in Ebay for a gold crown resort in Arkansas with buynow price at $5,500 for 70K RCI points (MF $390). I am sure that it is unlikely for me ever going to Arkansas for vacation. I just wants the points. However, I am afraid that RCI converts back to old system or the points at AR drops, then I will be stuck with the resort I will never go to. Do you think it is a good deal? What price range will you think is reasonable?

That is way too expensive to purchase for that number of points. I believe the rule of thumb is try not to pay more than 3 cents per point to purchase, and then the maintenance fees should be 1 cent or less per point. ie 70,000 points should have a purchase price =$2100
The maintenance fee for that number of points is very good though.

WOW! That's a dangerous mix. Kinda like swimming with sharks with a cut on your arm that's bleeding. What if someone less knowledgeable here had told you it was a "good" deal? Would you have then bought, only to find out later you spent twice as much as you should have? If I were in your position, I would learn enough that I wouldn't have to ask the question, "is this a good deal?". Then you'll be ready to buy, armed with the knowledge you need. It might take a week, or a year, to get to that point. In the meantime, if you need a vacation, look on ebay at all the cheap rentals. Or the TUG last minute rental boards.

Tracy, the first two posters gave good advice.

Take some time to learn and avoid major costly timeshare buying mistakes.

What you do not know about timeshares if you by asap can need to needless costly mistakes.

You can get a good start in avoiing those mistakes buy scrolling all the way back on the Tug BBS Buying, Excgahging and Point sites and read everything.

Also check out tstips and tstoday.

I thought I was ready two years ago, I poke at a few ebay auctions. Was aggresively trying to negotiate a Worldmark purchase, didn't have the confidence to borrow to pull the trigger since I have a champagne Appetitie on a MGD budget.

I pretended that I owned and booked last year for this summer on a rental and got 4th of July week paid a nominal amount more than maintenance fee and don't have an exchane fee or RCI membership to deal with.

Ironically in that two years I have seen my real needs changing , from needing two bedroom - school vacations only to a very short period when the kids won't even want to go with mom & dad, This is what make points a more viable option.

Be patient, There are many knowledgeable people here that are more than willing to share. If I tried to mention some by name, I would offend others, look at their post counts - If anyone spoutng untruths the community corrects them quickly

Read->Read->Rent->Read->Ask->Read->Read->Ask->Read->Maybe Buy ?

Depending on where you live Worldmark or Fairfield might be a better choice to have a "large pool" of available units within drive to destinations.

First, welcome to TUG. Education will keep you from making a BIG mistake. If you join TUG you can use the Search feature above and gain a lot of knowledge. As a 'general' rule of thumb you don't want to pay more than .04 or .05 per point and not more than .01 per point for maintenance fees (MF). So, if you wanted to buy 70,000 pts. you would want to pay less than $3500 (hopefully closer to $2800) and you would want your MF less than $700/year. These are just guidelines. If you find a resort that you would enjoy using IF the points program disolves then you might feel justified in paying a little more for it. Don't be in a hurry.

Maybe if you listed what type of vacation locations that you are interested in it would be helpfull in pointing you in the general direction of your wants and needs.

Also to reduce your traveling costs it helps to find something with in one days drive of your home.

I am in CT. I have looked around in new england and orlando area. I had a hard time to find resales for point system. Those limited inventory tends to be very expensive. Could you help me to find some good sources? I read through a lot of topics in the forum. Nobody is talking about where they find the better deals.

What a so called "better deal" is for one person can be a bad deal for a differant person because they have differant timesharing goals.

IMHO you have to first pinpoint your timesharing wants and goals and only then will you know and understand what is a good deal for your style of timeshare useage.

There are a lot of differant ownership systems that can be used in the RCI Point system. What is ideal system or blend of systems for me may not be correct or to much work for you.

Thats why we say there really isn't any "short cut" to those "better deals".

Are you aware of RCI Points partners? How many yearly RCI Points do you think you will needfor the year? 60,000 RCI Points are not very much IMHO as we used over 500,000 RCI Points out of the 750,000 RCI Points we generated in 2004 which was only just our first year in RCI Points.

IMHO a yearly average out of pocket maintenance fee cost of .4 cent per RCI Point cost is to high for this Tug Cheap Basta**.
