In my tour at the Westin Kaanapali, the sales person said I go from an EOY to an EY contract for $10,000 (1BD OF). This way, she said, I would get two deeds and could sale one of the years. Since I could probably sale the year for more than $10K, this seems too good to be true. Is it? Just wondering.

If is it true, I will take 10 ocean front units at that price!

Are you sure it is ocean front and not ocean view? The other big question is, what is the price of the EOY? Maybe they have back loaded the deal to make it sound good? How does the price of two, EOYs compare with the price of an EY?

Denise Lew is converting from an EOY to an EY, maybe she can shed some light on this...

You're correct. Meant to type "V" but got "F". It's an Ocean View 1BD EOY for $20,900. Not sure of the price for an EY.

Denise is correct, we just recently completed purchasing the second 1/2 of our EY. Last September we purchased an EOY even 2-bedroom oceanview for $30,400 (the EOY price), with an option to buy the other odd 1/2 for $14,600, for a total of $45K, which was the current selling price at the time. We will eventually have two deeds (it took 9 months for the first one to arrive), and can sell one or give them away, etc.

Certainly we can sell one for more than $14,600, but not for more than $22,500, or 1/2 of the total price. I don't consider this a money-making endeavor. It gave us an extra year to figure out how to come up with the money, and the only extra cost to us was 1) notary fees and 2) and extra $40/year in our MFs for paperwork. I'll add that we've had the Owner Services team call us to "welcome" us to Starwood and explain the system to us, and since we already know all about it, it seemed redundant, but other than that, it has worked so far (except I can't figure out when to go in 2005).

Tell us what your prices are, and we'll try and tell you if you are getting a good deal. I'd love to upgrade to an oceanfront one of these days, but I think the current price for a 2-bedroom is $70K+? Maybe you can share the current pricing, if you have it.

OK - so the total price of the EOY + the EY is $30,900. That means the price of each of the EOY's is actually $15,450. Can you sell one of them for more than $15,450? I dunno...

You need to know how much an EY is and compare, but I bet it is about the same as two EOY's added together. They are probably just playing with the numbers to make it look like a better deal.

Denise, I have to tell you from all of your posts on Kaanapali that I can't wait to get there next year and check it out!!!! We've been to Maui many times and usually stay in Wailea. Love it down there . . . but the Westin has beautiful resorts and we figure anywhere on Maui is better than not being there at all!!! We went through direct sales office. Sent back papers last week. We should be able to make our reservation w/in the next week and I can't wait!!!! I'm hoping for mid-late July.

Christy, we've always loved Wailea too (stayed the last 2 times at the Ekahi condos), but after touring the Westin Ocean Villas last March, we had to buy. We got there right after they had stopped giving Starpoint incentives for the ocean view. Did you get any through the direct sales office?

Um, Denise and Denise? ;-) You're both quite knowledgeable.

David - thanks for the info. We really wavered, but the deluxe rooms, heavenly beds, pool bar, pool bar (oh, I already said that), were quite convincing. Work hard, play hard. Like the SVN network, too. Yes, could have and should have bought on resale - don't holler too much @ me. It was well considered and we had our reasons. Sooo, we did get 65,000 SPG points for EOY (added to the 290,000 I negotiated previously, I'm seeing time at the Bora Bora Nui and Grand Cayman in the near future). Also, I was able to only purchase @ 50% since we're in the frequent buyers club (not that I exactly want to broadcast that on this board.) Purchased EOY to start with for same reasons as Denise ;-)

65K is a good incentive for the EOY for the current owners price...what view did you buy? I heard today that 2005 is all sold out and they are only selling 2006 now. What did you get the 290K points for previously (which property, what size unit, etc.) and how in the world did you negotiate for so many points? I'd like to be able to do that!

Stockton is my old stomping ground...lots of relatives still there!

I'm glad we're going in 2005 tnen! We ended up w/Ocean View. Suggestions on unit requests?? If something happens to me, my husband will never have a handle on calling on the right dates to work the system w/the island view purchase v. requesting ocean view unit. Even a couple weeks ago, island view was sold out until 2006 occupancy.

We bought Harborside (2006 occupancy) and Kierland (2005). Yep, that would make 3 too many developer purchases. Negotiating the points was the fun part, and the guys in direct sales were pretty cool. More than 1/2 the points were on Kierland.

Where around town does your family live? I'm off of March Lane. Funny thing is, I grew up in San Jose, down by IBM.

My dad is off of 8-mile road now, but we grew up off of Alpine Road (West Stockton?). My uncle lives off Charter Way and my aunt lives off March Lane past El Dorado. I have cousins there too. If we sold our house and moved back to Stockton and got jobs, we could afford to be part of the frequent buyer club...hmm...

Hi Steve,

There isn't really a club..it's just that if you currently own a Starwood purchased through the developer, you might be offered slightly discounted pricing on your next Starwood interval, usually an EOY for 50% of the EY pricing, on certain intervals that they are trying to sell. At least that's what I'm referring to. Then you can get into the Elite Club. Recall that Denise Mayer was offered an EOY Island View for about $18K or so, which was about 1/2 of the EY price at the time.

Hi Denise,

I was surprised to learn that if we had owned a Starwood purchased through the developer, they'd offer a discount on our Maui purchase. We bought the Maui property last year at $23k for a 2-bdrm lockoff EOY; and a Starwood property in Orland two years ago. No discount was ever offered.

We also have a month to decide whether we want to purchase the EOY option for $11k. Any suggestions?

Hi Tammy, so if I read your post correctly, you bought from the developer two years ago, and then last year bought a 2-bedroom EOY Island View in Maui, with an option to buy the other 1/2 this year for $11K? I don't know how long they have been offering the "discount," or how long they will. It may have just started when the Elite Club was announced last month as an incentive to get people to own multiple intervals, so don't feel bad. We did not hear about it last year when we bought our Maui interval, so I doubt that it was even an option. They would have told all the new owners about it, guaranteed.

I'm not sure when Christy began buying all of her intervals...I'm guessing very recently.

As far as suggestions on your other 1/2 of the EY...it depends on if you want to go every year or want the StarOptions to exchange, or want to use II, or want to rent it, etc. You could probably turn around and sell it for more than $11K if you needed to, but I don't know the resale market for the Island Views. Using the current model for resale prices for Ocean Views, you could probably get $15K for it, but that's just my wild guess.

We love Maui, so that's why we bought our 2 EOYs! Good luck!

Thanks for the info, Denise. Your interpretation is correct. I was thinking of purchasing the EY option to offset the high price I paid for the EOY. That way, when I sell one, it'll be at a more marketable price.

Maui is beautiful, and we plan to stay there again next month. The idea about selling came about because we're purchasing another home on Oahu---would be nice to have the extra cash.
