Unfortunately, HGVC exercised ROFR against my deal for 7,000 points/$11,000 at Orlando International. Is there anyone experiencing the same for a similar deal?IP: Logged |

They are buying at $1.57 a point! That surprises me.[This message has been edited by derb (edited 01-20-2005).] IP: Logged |

Interesting I paid $12K for 7000 @ Seaworld in September, no ROFR, and I even got them to include ELITE as part of the purchase. I don't know if they are accepting those deals anymore but wow, taking on ROFR at $11K is sort of a shock. Perhaps because they are in active selling mode at the International Drive location. Did you receive a copy of the written notice or did you just hear it verbally from the seller/reseller? IP: Logged |

I just got email. But the escrow company is shortly sending a HGVC document to me. Another resource says that they take anything below $11,500 (maybe Orlando, it was not sepecific enough.).

They are very actively exercising right of first refusal. I have spoken to many of the other brokers. They too have had units bought back. Hilton is buying back 4800 and 7000 point weeks. I know of 11 units bought back in the last month (among different brokers). They were at Orlando, Las Vegas and South Beach. ------------------ Seth My Website IP: Logged |

It's only my speculation, but HGVC is selling a good deal of HHV properties to many Japanese, who are not aware of and have no accecss to the resell market. Because they are paying the full developer price, HGVC seems to be getting bullish in selling new units and maitaining resell price.IP: Logged |

So it appears that my timing was good, got Elite and a resales for $12K, but it might be a thing of the past.It makes me happy as an owner as my timeshare may do a better job at retaining its value. Since I now no longer in the market for more points. As usual timing can sometimes be everything. IP: Logged |
