From the Quarterly FS Residence Club newsletter

Here are the highlights:

"As we ring in the New Year, we would like to start updating you on a more regular basis to keep you informed of the latest development activity"

"All Residence Club Projects will be part of the Residence Club exchange program. We have been working on a number of changes to the exchange program to enhance its usefulness to owners. Our plan is to introduce these enhancements in 2005. Although the details of a revised exchange program are still being finalized, please rest assured that our ultimate goal is to create more exchange opportunities for our owners. We will also continue to seek strategic relationships with independent luxury private residence clubs to help augment the exchange progam"

"We know our current owners are understandably excited about the potential exchange opportunity to exchange....Please keep in mind, however that in order for there to be exchange opportunities there have to be owners in.... who wish to exchange to other Residence Club locations....Once sales commence ....and owners begin to occupy their villas, we expect that we would begin taking exchange requests.....As a reminder, new owners tend to book their home project use week during their first year ownership therefore exchange opportunities during 2005 may be limited"

FS Aviara adding two new Residence Club buildings in the Meadows neighborhood that will add 12 villas to the project. Completion expected June 2005

FS Jackson Hole opened January 2004 with 16 Residence Club units and 25 Private Residences. Almost half of the Residence Club units are sold.

FS Costa Rica opened January 2004. The Resort is part of a 2,300 acre master planned community. 20 Residence Club units have been constructed adjacent to the Resort; a reservation program is now underway; sales expected to begin March 2005 once government approvals are finalized. "The Residence Club project will consist of six two-bedroom units and 14 three-bedroom units." It will be sold in three week intervals at prices starting around $180,000

FS Residence Club Punta Mita is back on track after a change in the ownership of the hotel and challenges in securing project financing. "The project will be fully integrated with the Resorts, calls for up to 36 Residence Club units to be built in phases. The spectacular units each with their own plunge pool will be available in two, three and four bedroom configurations ranging in size from 1900 to 3200 sq ft." They expect these units to be sold in three week intervals with prices starting at $200,000 . They anticipate sales will begin late 2005 with first occupancy in late 2006 or early 2007

FS Whistler opened July 2004; Development of the Residence Club has begun. "Nestled in an exclusive enclave in Creekside Village about 20 minutes from the Resort, 11 spectacular four bedroom detached homes each approximately 3,600 sq ft- are currently being planned." The most recent timeline has pre-sales beginning this winter

Vail, Exuma & Orlando - "These project remain in development and it is our desire to include a Residence Club component at each of these resort destinations"

Thank you for your information. Being an owner at the FS Aviara I hope they improve the exchange program. It is not very user friendly. To my understanding you get confirmed into another Four Season when another owner wants the week I have reserved but it only matches when both people want the same from each other. Making it very hard to get confirmed thus I have given up on the idea for now. I hope with the developement of these other properties that Four Season will begin to know what it take to be strong in the timeshare market. Fellow tugger have a great day Marty

I have two questions.
1) Why was the FS at Scottsdale not listed as one of the four seasons project plans?
2) Is it really so hard to trade into other FS resort?

I am in the process of buying FS at Scottsdale. I did not expect it will be so hard to exchange into other 4 season residence clubs.

Punta Mita, Jackson Hole and Costa Rica have VERY few units. It will be almost impossible to trade into. It is also almost like a DIRECT EXCHANGE, the owner giving up his week in Jackson Hole for instance has to want your Exact week to be a match.

Punta Mita is strictly hotel at this point....No timeshare. We own a property right next door and eat dinner there often. I am always asking when the timeshare part of things will kick-off and they keep saying sometime in 2006...Maz

The Four Seasons properties where and are sold as Fractionals with a limited amount of units and owners. With the exception of Aviara and Scottsdale, which are also sold as fractionals but deeded as weekly, the others as I understand are sold in monthly or quarterly increments. They therefore do not trade in the same manner as Aviara or Scottsdale. I suspect this will be the case with other Residence Clubs in the future. Therefore except Aviara and Scottsdale as of now all the rest are direct exchanges. Four Seasons is entering into agreements with other Residence Clubs such as the Phillips Club in New York for direct exchange opportunities. As of this date they have not announced any exchange agreements for their Residence Clubs in other locations other than Costa Rica and Punta Mita.
