Anyone have recent pricing on Kierland? When we bought last year, we were told prices would be going up after the new year. Just curious if this turned out to be true or not.Thanks! Glorian IP: Logged |

Greetings! Just got back from Scottsdale area. Stayed at the JW Marriott but also went on the tour at the Westin Kierland Villa's. Prices Westin Kierland: 2 BDRM LO PLAT $30,900 with 60K Starpoint bonus incentive 2 BDRM LO GOLD $20,900 with 80K Starpoint bonus incentive 1 BDRM Prem Plat $20,000 with 60K Starpoint bonus incentive 1 BDRM Std Plat $17,700 with 40K Starpoint bonus incentive Price Marriott Desert Ridge Villa's: 2 BDRM LO Plat $25,900 with 110,000 +40,000 self referal pts The above prices were current as of April 17 2005. Dont know why the Westin is $5,000 more. Both were nice and both have their perks. Hope this helps.IP: Logged |

Wow! That is a big jump. We bought at $28,200 for a 2 bd Platinum L/O in December. It's nice to know that the sales rep. was being honest with us when he said prices would be going up in the new year.IP: Logged |

One reason Kierland is more $ is that their lockoff portions are a full one bedroom with living room and kitchen. The Marriott has a studio. I couldn't spend a week in the studio, but I could certainly spend a week in the small one bedroom at Kierland.------------------ Chris IP: Logged |

Chris has it exactly right - and it's the reason I bought at Kierland and not Canyon Villas. I'm not sure I can put a price tag on the internal trading, but it suits me much better.IP: Logged |

Wow! I am so glad I got mine at pre-construction prices! I still think Westin Kierland is your best value if you buy from the developers, as the annual Maintanence fees seem to be less than other Westin resorts. Just be sure to ask for as much incentive Starpoints as you can from the purchase. IP: Logged |

Got a question on the 2 BDRM LO PLAT $30,900 with 60K Starpoint bonus incentive. When buying from the developer, can you convert your week to Starpoints (every other year for non-elite status)? If so, how many starpoints does the week get you?

Yes, if you purchase from the developer you can convert to Starpoints every other year (if non-elite) - or with a 2BR you can convert one of the sides one year and the other side the next year. Although not an owner at Kierland , I am pretty sure that converting the full 2BR platinum is worth 72,000 Starpoints (whereas I believe converting the 2BR at Maui is worth 80,000 Starpoints).IP: Logged |

We're looking at buying at Kierland. This party is selling a gold 2BR LO. She says there is only one kitchen/living room. Is there a diference between the platinum & gold in the room set up? Also she said she paid 24,000 for it last year. Seems like that is high compared to these #s. She is asking 18,000. Is that a good price?IP: Logged |

It is high, but Kierland will be a little higher than some resales because it is new, and it is SVN mandatory - that means you can exchange within the Starwood system, even with a resale. Only 5 of the Starwood resorts are SVN mandatory on a resale. However, the info. about the kitchens she is giving you is WRONG. Has she ever been there? Is this a broker? I'd be a little concerned with this seller. The current selling price from the developer for a Gold 2BR LO is $20,900 so I'm not sure how she paid 24K. Unless she's factoring interest on a loan? I would think with the price differential being so close (around 3K), you might consider buying from the developer and getting the incentive points. Or I'd wait to see if resales come down a little more. Denise is right that both sides have a kitchen. I would say only the bigger 1 bedroom has a "full" kitchen, but I certainly think the smaller 1 bedroom's kitchen has everything you'd need--unless you really like to cook when you're on vacation. I'm in a 2 bdrm lockoff at Kierland as we speak. Both sides definitely have a kitchen. The premium side has a full size refrig/freezer, 4 burner cooktop, convection/micro, and dishwasher. The deluxe side has a 2 burner cooktop, convection/micro, dishwasher, and undercounter Sub-zero refrig/freezer. Both sides have stacked washer/dryer. Both sides have a private balcony. Deluxe side is smaller, but still quite nice. Bedroom separates from living area by a sliding door. ChristyIP: Logged |
