I just put a "for rent" on Tug for my timeshare and have already 2 responses. 1.) How can I check to see if a potential renter is a TUG member? 2.) How can I tell if these people are for real, since I have read about so many shams. 3.) One lady from the UK says her company will send a MO or CC, but those can take months to clear - what should I do about that? 4.) My webtv system won't let me print out a renters agreement from the 2 listed in the Help section - is there one somewhere else? Any answers or more advise welcomed!

Ask her to wire the money to your bank. We had to do this with a renter from Canada since our credit union wouldn't accept his check. There is a fee involved for the person to wire the funds, but we deducted that from the rental.

1. Ask the potential renter for TUG status and, if the answer is yes, ask for their BBS user name. Then you can search for posts and match e-mail addresses (if one is listed) to the one in messages to you and get a feel as to how active the individual is. However, although the track record with TUG members, as reported here, is generally good, TUG membership is no guarantee.

2. Money talks. Insist on upfront money before finalizing the transaction. Make sure you allow ample time for checks, including certified checks, to clear.

3. The UK company could be a scam. The most common scheme is that someone writes you stating that his/her company rents accommodations such as yours for corporate meetings. They will send you a certified check for more than your asking price and then ask you for a refund, allowing you time to ensure that the certified check clears. The problem is that long after the normal time for certified check clearance and after your refund check has been cashed by the scam artist, your bank will notify you - several weeks later - that the certified check was fraudulent and has been charged back to your account.

4. Go to this Timesharing Today link and download the rental agreement and instructions for $5.95. Or go to an Internet cafe and print one of the ones from the TUG Advice section. Still, you should be able to print them with your PC, assuming you have the necessary Adobe Acrobat PDF software installed. (You can download it for free.) Or, rather than trying to print, use the Adobe “Select Text” feature, highlight all of the text and then “Copy” the text to a Microsoft Word or similar file.

Also, if someone says they have a renter for you and all you have to do is pay $199 (or pick any amount) to them as a facilitating (or listing or marketing or advertising or you-name-it) fee, run as fast as you can in the opposite direction.

Wouldn't I have to give her my bank account number? If this is a scam ("my company will send you a MO"), it doesn't seem like a good idea for them to have my bank info.

I read the Redweek contract, but I don't feel comfortable getting the money that late. My year at the MC ends mid June and it would be too late to try to rent again if she backed out. (The week she wants is first of May.)

Also, another inquiry just said "check to see if you can get week (named week)" with a phone number. I just don't know how to judge if this one is serious or just fishing around. I feel if he were serious, he would have called my number that's listed in the ad. Do I call my timeshare everytime I get an inquiry like this?

Sorry for all the questions, but you can tell I am a new owner and doing this for the first time.

Remember that all of the sample contracts are just that - samples. You should modify the one you choose to meet your needs. The due date for any funds is a matter of negotiation between you and your renter.

Even though it costs $6, I like the Timesharing Today rental contract better than the others, because it is comprehensive and includes a good set of instructions for modifying the contract as needed.

You have now found one of the major differences between offering a specific week and offering to reserve a week for your renter.

Offering a specific week is a lot less work for you and more quickly confirmed for the potential renter. The flexible offering may appeal to more people but it puts you in the position of having to decide whether contacts such as you mention are serious.

There is no perfect way to tell whether a potential renter is seriously interested. Whether you call your resort with each such inquiry depends on your tolerance for such work, the resort's policies and friendliness at meeting your communication needs and how much you really want to rent your week.

I would suggest you get them to either send you a US$ denominated money order, a US$ cheque or send payment to you using Paypal - get a deposit first and get them to sign a rental agreement. I would tell them that until their payment clears your bank that the "sale" will not be considered complete.

I wouldn't do the wire transfer thing myself.

As far as determining availability for potential renters, I guess we have been pretty lucky.

Seems to me that, when someone has expressed interest (our weeks are both fixed and float) in a float week, I lay out the terms of the rental (i.e., total cost, down payment, etc.). If they remain interested, I call the resort and check the availability. (The same is true for direct exchange inquiries.)

Personally, I don't think you are going to get that many people who are interested in renting a week that you would be calling the resort more than occasionally (if the week is available). I don't know that many individuals go "fishing" for rental weeks.
