Does anyone understand this thing well enough to explain it to me? I just paid my levy due Jan 1, 05. I was told that it was about 2000 R for a 2 bedroom unit. Today I received a newsletter from Dik. It says one can now make levy payments monthly at a 14 1/2 % interest rate. No thank you very much. However, on the bottom of page 2, it gives examples of the 2005 fee for each size unit and then what the monthly fee would be. For a 2 br it lists a yearly fee of 1694R and stipulates that this is the rate for those weeks that have no debit or credit due. Why is that not the fee I am charged?It also lists fees for a 1 br as 1211R, 3br 2163R and 4br 2800R. Also, how would fees be due on Jan 1, 2005 if we have not yet been billed by them? The newsletter is referring to the '05 levies which were due in January. What you most likely just paid, or are going to pay, are the '06 levies which are about 2000R, I was just charged over 1900R. Now part of that charge is probably an adjustment to the estimated levy that I paid last year, could be positive or negative.------------------ Jim IP: Logged |

JimI am guessing that your explanation is correct. The amount stated in the newsletter was just a little different than what I paid last year. I did not realize that we were paying the levy a year early, but did notice that tug comments about levy said 06 and I wondered why 06. That also explains why we have no bill yet. I am also guessing then that the small difference is an adjustment of what we pay earlier and the actual levy. I also agree with the other statements. I never really understand the bills but just pay in good faith and enjoy the exchanges. It does help tho to check these things out. I had been prepaying the levy for Place on the Bay. This year I did not prepay as the dollar is now so worthless. I recently received a bill, payed and my bank was charged the actual levy, not given the credit still on my account for that levy. I am in the process of getting the 1045R credit now. Dottie IP: Logged |

I contacted Dik on Monday via E-mail and authorized them (as I always do this time of year) to charge my credit card for the 2006 MF on 2 - 1BR weeks. Today, I checked my online credit card statement and there it was..$236.50 for each week. Still a bargain!IP: Logged |

I just got Dik's annual statement in the mail a couple of days ago. It stated that the maintenance fees for a 1BR unit was 1211 rand.This comes to about $198 dollars.How are folks being billed for $236 dollars or more for similar sized units as I have read? What am I missing? I will be paying my bill within the next week or so. IP: Logged |

Just got email from Dok at Dikhololo and was given abount of R2026,00 for 2 bd red flexi weeek.... on xe.com the rand is down to 6.03 for a total of $335.74 US Wish I could hold off to catch the rand on a upward bounce or someting like that. several years ago R2026 was about 202.00 US ... them was the days.. have a good one

Hi gang,I have owned at DIK since the beginning of the hoopla on TUG. It really is not all that hard to understand how their MFs work once they have been explained to you. The 2005MF for a one bedroom was R 1,211. BUT, remember that anyone who has been doing this for a while took advantage of their fiscal year and paid it waaaaay back in March of 2004. That is why you are hearing all of these different prices in US dollars. Those who paid it later in the year probably paid more. Also, those in the know are now trying to pay the 2006 levy, which has indeed gone up. Add to that the demise of the once favourable exchange rate and yes, it is higher. But don't blame it on DIK. Their levy went up by a modest percentage. They neither know nor care (nor should have to care) what the Rand to US dollar is costing us. Also, the statements just received are for paid MF (or not paid)for 2005. I agree that it can be a frustrating experience to deal with the time change and to some extent a language barrier when dealing with DIK. Yes, English is English, but different words covney a different meaning depending on the context of the speaker. And not everyone checks their e-mail every five minutes (or every five days for that matter). The demanding instant answer attitude that the internet (I'll blame that) has spawned does not always provide the best information. I certainly am not insinuating that any of YOU have this attitude, just that I've seen far too much of it lately. Hope this helps put some minds at ease about the DIK MR protocol.
