I have four (4) Durban Sands weeks. Two red, two white. All are one bedroom. Have been decent traders but I only need two. Any advice on the best venue to sell off two of my weeks?Marty IP: Logged |

I have been thinking about the same thing. I still have three SA weeks and at this time in our life, I don't want to rely on RCI anymore (especially using SA weeks as trader) for our vacation planning. I have sold one through Redweek.com but the buyer had a tough time transferring the title to his name. Even though I clearly stated that is buyer’s responsibility for title transfer, I still feel really bad about it. LisaI know we can post with www.capescape.co.za They get about $50 up front and then, I think 10 or 15% of the sale. Have read good and bad things. You can see current pricing of various timehare weeks on their site. My question(s).....Has anyone had success selling this way? Do any other options exist????? Marty

I sold through Cape Escape. I had a peak week that I listing on TUG without any acceptable offers. I then listed it on Cape Escape for more than my original asking price. It sold quickly and I netted more than I was asking on TUG.

I listed my 2 BR white Durban Sands on Redweek last November. It took about a month, but then I did have several people interested in it. My asking price was $250 and that was what was paid at closing in the beginning of March. My buyer was from England and the payment was made through Paypal - it really wasn't too bad doing it by ourselves. I found Altar at First Resorts to be very helpful.I'm guessing these Durbans were purchased through Philip Becker's special a few years ago. Does anyone remember the pricing for the weeks at that time? I can't find my info and would be curious what the actual purchase price was (I know what my payment was, but that included maintenance fees too). Thanks! IP: Logged |

Thanks....I'll give Redweek a try. I bought from Herb three years ago. I'll check the price when I return to NY.................the Rand was about 10:1 then.I see on Redweek. Durban Sands weeks are posted at $400 to $800 That appears to be fair. Marty IP: Logged |

I was also thinking the same thing. But then I discovered how to get points and deposit the weeks for points. I know that others have done this successfully for a while, but I am new to this process. It worked out nicely and now I have more points to use. It just seems easier to use the points for what I want. So I will keep my SA Seapointers for now.

I have listed my Dik 2 bedroom with Cape Escape at the end of Feb. So far all I got is two letters stating that they are marketing my week and would not provide any other update to save cost. My week is listed for 20% less than the lowest on their web site and it has not shown up on their web site after 3 month. The responses I got from them is "Remember that the website is only one of the methods we use to advertise and that your week would have gone out on lots of faxed, posted and E-mailed portfolios already. The website is updated on a monthly basis and we alternate our stock so that we can try and get everyone's weeks the same amount of exposure."I know some people might have great success selling their week by Cape Escape. That is just not my experience. I feel I just wasted $60 listing with them. IP: Logged |

I believe you have to own a "points" resort to be allowed by RCI to convert your SA weeks. I would also be interested in the ins and outs of points before I try to sell my two Durban weeks.Also.....are there benefits trading in the points system other than having the flexibility of traveling on shorter vacations? Are the resort choices better and easier to trade into? Marty IP: Logged |

I listed my at Cape Escape since Nov last year for Durban Sands but it still on sale (lowest price at the time of listing)). I don't have a good experience with them. I haven't hear anything from them or do they update you with info -- ie: ask you to lower your price, etc.IP: Logged |

You both need to spend some time at the "All Points Systems" discussion forum here on TUG....about RCI Points.
If you buy a week(s) at one of the 700+ RCI resorts that are now especially affiliated as "RCI Points Resorts", then pay a one-time conversion fee of $200 to $4000 or more (varies by resort, and which ones have enlisted a middleman/broker to market the 'conversion'. It's well established that $199 of this fee is RCI's administrative cost. The rest is just 'gouging' us owners! (although I read a compelling case once that an individual resort may incur some added costs to convert to RCI Points (maybe they now offer daily checkin/out...or some new reservation software, etc)....and it's fair for a small "special assessment" type fee be built into this fee, so that only converting owners carry the cost of this conversion.) Once you are an RCI POints owner/member, you pay $99/yr annual RCI fee....and I believe $79 exchanges. Also, once you own an RCI Points timeshare/membership, you're invited to give another timeshare week at another RCI "weeks" resort (non-RCI Points) in exchange for a generic number of RCI Points (based on region/season/unit size/GC-Rid-Standard rating. THis program is referred to as "Points for Deposit", and is not to be confused with "permanently converting your SA timeshares to RCI Points"....you're free to exchange them for RCI POints on a year by year basis, or continue trying for an RCI Weeks exchange w/ your SA week(s). Currently, USA members of RCI Points can give their SA weeks in the "Points for Deposit" program....but TUGGERS warn that there is no guarantee that RCI will continue either the POints for Deposit program in its entirety, or someday restrict deposits from any region. (there was some restriction placed on non-USA RCI POints members, but I can't recall the details). So, fully investigate, and judge for yourselves if you wish to build a timeshare ownership strategy based on this "points for deposit"...many TUGGERS are doing just that, and hoping the RCI POints program stays as is long enough to get some great exchanges before something makes that strategy worse.
