I'm not claiming you're a dummy, I know better. But you couldn't possibly know the people who have responded via email and what they've said they would be interested in doing (financially and otherwise). Nor how much investment would be involved, since there's not even a business plan yet.

The timeshares that most justify their MF's are peak holiday period units in the less overbuilt areas. Target your marketing at people who need to holiday at these times i.e. people working in education or families with school age children. With regards to building up trust, it would be the same as any new venture; advertise in the right way in the right places. Offer the better deals to early takers (as per low cost airlines) and you will be offering something different in the marketplace. People tied to particular holiday periods are those most likely to see the benefit of planning ahead. IP: Logged |

I say forget the things that take the most work. Renting and exchaning. It's already going to be quite a bit of work finding and closing on undervalued properties. The only rentals I think I would consider, would be some of the points systems. These can be cancelled if you dont find a renter with minimal cancellation fees. Buy millions of Fairfield points, HGVC points. I'd focus the efforts on a resale group. Renting would be secondary, just renting while the properties are on the market. IMO , many tuggers (like me) would rather risk some $$, than take a lot of time & risk trying to rent for minimal profit. I might as well lose money with something I enjoy, instead of watching it go down the tubes in the stock market. If rentals were a focus.. not only do we need to find undervalued properties, we have to find ones that have good rental prospects. I agree that the easiest bucks are flipping resales. Buy cheap and sell at the going rate. This is what I do for a living, and the return is excellent. The problems with focusing on this is: 1) I don't need investors, nor do most of us. If we find a deal, we buy it and flip it. Why share the profits? 2) Doing this doesn't build anything of value. If I stop buying tomorrow, my cash flow goes away. If we build a company, theoritically you build it up and have equity in the company that you can later sell. Yes, building a business based on rentals and exchanges is more work, but I think it would be rewarding in the long run. IP: Logged |
