PA, You may want to take a look at this thread: http://www.tug1.net/tugbbs1/Forum1/HTML/008678-2.html I believe that the vast majority of timeshares will depreciate over time. However, I also believe that if you buy a high end resale timeshare for a good price at a great location during high season that your purchase price is at the worst stable and the value may even go up over time. This is true for some Marriott timeshares that have been sold out for some time like Grande Ocean and Summit Watch. Marriott charges some of the highest MF's in the industry, but I believe that money is well spent as they really do an excellent job keeping their properties up to that high end standard. I saw a Canyon Villas on Ebay and wrote the seller to see what the reserve price was on his platinum week - he wants $22,000. No doubt he bought the week new at about $19,000 and got 500,000 points like everyone else who bought pre-construction there, and wants to make a great killing. Dave IMHO some of the reasons maybe why I was able to pick up this one up at that price was (1) if you go to the completed Wisconsin auctions and looked at the way the ad was written, except for the seemingly high yearly maintenance fee, there was no indication that this was a CMV UDI Cottage(and not a "pure Oak Timbers UDI which IMHO is worth considerably more for several reasons). The sellers who had this UDI donated to them did not understand how many weeks this ownership can generate each year so that fact was not mentioned in that ebay ad. They did not describe in their ebay ad any of the usage Features, Advantages or Benifits of this ownership. (2) There was no mention about the low weekly housekeeping fees, etc. (3) There was no mention that the weeks could be banked with II in addition to the regular RCI Weeks and the RCI Weeks for RCI Points Program (or Points Partners for airline or Disney Tickets, etc) (4) My snipe bid limit was a fair amount higher than what our winning bid was. You would have not gotten it with a $3,000 bid as the amount I had bid was higher than $3,000 but that amount was not needed to win the auction.Bruce quote: Originally posted by RonaldCol: I checked the sale on eBay.
