While speaking with an Armed Forces Vacation Club rep (actually a subset of RCI) today, I was lamenting the poor availability in January and May of this year. I would have normally found an abundance of 2- and 3-bedroom units in the Disney area in January and even more in May, but this year, the selection was woeful to none at all. The rep said that, believe it or not, it's because of last year's hurricanes. All of the owners who cancelled or were displaced due to damage after the hurricanes have gobbled up all the usually available off-peak inventory this year. He said it was impacting resorts all the way up into the Carolinas because Florida was full and people were stretching northward to find available resorts.I'm actually relieved since I was fearful that the poor availability this year was some systemic change within RCI that was going to forever impact my capacity to get good resorts. If his theory is right, it will all level out by year-end, and maybe next January and May will be what it once was. Cindy IP: Logged |

I have done that (similar) search daily since RCI.com began, and recorded the results since march 27, 2002.I would email you if you had a link. The following is the fourth generation of my SW Florida search results, with the important ones from the third generation carried over. Note the post I made last Dec. 19, concerning January availability. It was suspicious to say the least. However, lack of availability in SW Florida is "systemic", as you call it, having occurred long before the hurricanes. http://www.tug1.net/tugbbs1/Forum11/HTML/005440.html Also, in my comments after returning from Orange Lake in January, I mentioned that some RCI exchanges were being refused at check-in, supposedly because RCI had overbooked OL with hurricane cancellations.

Orlando was much busier than normal Week 1. We were at OLCC during week 7 this year. We had no problems at OLCC, and the Disney parks were no busier than they were in week 4 of 2004. I had drilled the kids repeatedly on how packed everything was going to be, and they thought I was nuts once they saw the actual turnout. sc --

IMHO owners of non-Florida resorts (and even some FL owners) became too fixated on the temporary glut of units in FL from 2001- 2004. Between the 911 diaster, the bad economy and a real glut of hotel rooms prices dropped and availablity skyrocketed for those years. Now things are returning to normal, demand and travel is up, and prices are up all over but especially the most desireable destinations such as Orlando. USA Today had an article today about rising costs and lack of available rooms (a hotel article not timeshares but the idea is the same). The days of easy trades and low cost rentals may be ending as owners start utilizing their units again rather than depositing them as they did in 2001-2003. Places that can be driven to by large areas of the Country (such as Orlando) are also showing high demand as airfares rise. Cindy - try looking in Sept instead of Jan or May.in Orlando, the new celebration began this May and goes for 18 months. So I would expect the demand for Orlando to continue that entire time. WDW is heavily advertising it. plus their free transportation (magical express) to WDW resorts also includes the DVC resorts. DVC resorts are always hard to get and I am expecting this to make them even more popular. IP: Logged |

I was curious about what you said so I just did an online search for Orlando using a 1br SA Dik week. I searched for two time periods: June 1 thru Aug 9 & Aug 10 thru Oct 1, 2005. To my surprise there was still inventory available at many resorts including Vistana (weeks in June & some July) as well as in OLCC. Sept was wide open.Dave IP: Logged |

It's not exchanges that I've been looking for and been frustrated about the availability of, but rather low cost Extra Vacations and Armed Forces Vacation Club $264 weeks (which usually at least partially mirror Extra Vacations). Since 2001 (even pre-9/11), there was always great availability in January and May from those sources. Not this year. My favorite resort, Summer Bay, routinely had 3- and 4-bedroom units available each May. I haven't seen but a single lowly 1BR this May, and I've been diligently checking.September and October both look good, even this far in advance (usually AFVC has its best availability 30 or so days out), but then those months have always been the widest open of all time periods (especially September). I have always been able to browse II using an AC and find page after page of Orlando resorts, Marriotts, 3 bed sometimes, but for early June, NADA. For the first time since I joined II several years ago I get a "No Availability" for Orlando. I have noticed the selection getting fewer and fewer over the past few weeks. I just wouldn't figure early June to be in such demand. IP: Logged |

I needed November in the Fort Lauderdale area and had multiple choices using my RCI Points Account. I picked up a full week searching RCI Weeks with my Points and an extra day searching the Standard RCI Points availability. Bogey...I believe the OP was discussing January and May....not November.

I also picked up a Week 1 in Deerfield Beach (Emerald Seas) and a Week 2 in Fort Lauderdale (Silver Seas) in January 2006 (both one bedroom). Both accessing Weeks from my RCI Points Account. Not top of the line but still ocean view, on or accross the street from the beach, easy walking distance to the bars and restaurants, and a place to rest my weary 70 yr old bones. Think I read once that there are 366 timeshares in the Orlando area with 27,700 units. They represented a large percentage of the U.S. timeshare market.IP: Logged |

where do you read that???RCI has 62 timeshares and II has 50 timeshares listed in their directories - the listing here is pretty complete and only list 78 total. Orlando has a lot of timeshares but not (yet anyway) in the 100's. IP: Logged |

Just a note, today is the 1st day Sarasota Sands owners can get a week 53. I just called and reserved. I will be depositing mine and I am sure others will be as well. Its a great resort, right on the beach. So if you need a Florida, winter week, keep an eye out IP: Logged |
