I inquired, just out of curiousity, and Jeff indicated that the unit had already been sold at list price. Sheila IP: Logged |

Yes. Make sure tell the Owner Service people to keep 'no house-keeping' account be your primary account. :-) IP: Logged |

Yes - provided your existing account is considered "free and clear" (no loan remaining to TW). You may want to brush up on the rules of account "combines." As soquel4448 stated -- be sure that the nonH becomes the primary account.IP: Logged |

A no-housekeeping account makes sense if the numbers work out.Take the sale from Jeff Fudge: 15,000 credits at $1.25 each = $18,750. 30,000 credits came with the account, to me a “fully loaded account” would have 15,000 so sell 15,000 at 4 cents each = $600. Cost to buy the account was $18,750 - $600 = $18,150 plus closing costs. A normal 15,000 credit “fully loaded account” is 80 cents each = $12,000. The lucky owner paid $6,150 more than resale. At $50 a cleaning that means he will break even in 123 extra visits to WM. If you did one WM stay per month = 12 per year = 10 years to payback the extra money. Now if our new owner is a WM fanatic like some of you I know (I won’t mention a fly boy I know) I guess payback would be just a few years. To me the price seemed too high. I have a question for WM aficionados: do TW Trade Points qualify for NH if your primary WM account is NH? I’m guessing no. Perry ------------------ Have snowboard - will travel IP: Logged |

Wow! If we ever sell our NH account, I hope the prices are still this high. I happily paid $1 per credit for ours (6K) and combined it with two other accounts. We typically take short (2 day) trips and at about 12X per year, the HK really adds up. I have absolutely no regrets in paying a little more for the NH account and would do it again. However... $6,150 does seem very high. IP: Logged |

Trade points (via the exchange plus program) come with one free no housekeeping. I'm not sure if Fractionals converted to trade points get a free housekeeping (I would think so). However, I believe any reservation made by a WM NH account would not be charged a housekeeping fee, so I guess the answer would be yes. Teddy IP: Logged |

Who would that be Perry? I am amazed that the no-h accounts keep getting more and more expensive. Mine was nowhere near these levels!!! I know that people before me just paid the normal resale price. I think I recouped about 1/2 of my no-h account premium when they reimbursed me for the housekeeping fees that I already paid for my upcoming reservations! /Jim

Hey, if the aileron fits…You would think that TW/WM would buy these accounts when they pop up in the resale market. If there ever was a reason for TW to buy back some of their credits, the NH accounts is it. Perry

That is an amazing thought.....WM the Club should buy any/all of these back so that the 197,000 owners subsidizing the HK fees of the other 3,000 power users is reduced over time.I will reiterate, that my non-H WM Account is for sale for $1.25/credit......it comes w/ 300,000 annual credits...please let me know it anyones' interested (just give me a couple weeks to get my ducks in a row). Perry,I own no HK and also get trade credits every year..I never pay hk fees on anything...Not even the trade points. I dont think it makes sense to spend big buck for no hk credits unless you are a heavy user...I paid around 25 cents a point for a no hk 8000 credit membership so I didnt have to worry much about the math Maz ------------------ My Website Westin St. John Marriott-Canyon Villas Marriott Park City Oregon Coastal Fairfield Points Worldmark/Trendwest Punta Mita,Mx.(Non-Timeshare) IP: Logged |

Will the moderator of this board please repremand MAZ one more time....he shouldn't be allowed to constantly 'rub it in' and brag about his 25 cents purchase like this. It's painful for the rest of us!Maz, please, please don't mention that any more!?!?! (by the way, are you sure you really own a permanent WM membership...maybe you just really got a one-time usage of a rental week?) Also, when you pay your $129 Exchange Plus fee per week to get those WM Trade Credits...that fee includes one 'free' housekeeping....you're not benefitting from it....you're losing $$$ a jealous Hatrack IP: Logged |

for every exchange with II by using WM credits, there is an additional house-keeping fee which will be billed by WM if the credits were deducted from a non non-house-keeping-fee account. It happend to me :-( So, $45-55 will be saved from every exchange if exchange is made with a non-house-keeping-fee. IP: Logged |

Maz' 25 cent no-hk surely has to win the award for "best deal ever" on TUG (from the buyer's point of view -- I've always felt a little sorry for the seller.) It may be a little confusing to newbies, though, if they think they should be able to "find" a no-hk (or even a regular membership, for that matter!) at that price. My worst timeshare mistake ever was being the first caller for a .80 cent no-hk and telling the broker I had to ask my husband first. Should have bought and asked for forgiveness later. Even my husband agrees with this now! Sure would be handy now since our semi-retirement plan calls for lots of WM flexchanges. Oh well, maybe I'll find one someday...

Sorry Hat!! lol....I forgot....I promise to only mention it a few more times this year .. Hat, I didnt understand what you meant when you said I was paying a $129 exchange fee...For what? II exchanges? I dont pay anything for Worldmark vacations and the fee to turn a week into trade credits is only $35...Also, I have used my trade points for lots of traveling within the worldmark system and have never been charged a HK fee....Clarify please Maz ------------------ My Website Westin St. John Marriott-Canyon Villas Marriott Park City Oregon Coastal Fairfield Points Worldmark/Trendwest Punta Mita,Mx.(Non-Timeshare) IP: Logged |

Sorry, Maz...all you're paying is your $35 fee (you must be getting points off a WM 'sister resort' like a conventional TS at DepoeBay or Schooner Landing.). If you weren't a non-H, I believe you'd see that your $35 fee would get you one "free" housekeeping for each week exchanged. For those giving other GC/RID/5star weeks at $129 fee, they too get a housekeeping included. (I was just commenting that your non-H status isn't getting you a break on the $35/$129 fee (even though a portion of that fee is for HK). Hat

Thats what I thought. I can live with the $35 fee as many times I have turned in a pink week for my 8000-10,000 credits and the trade power is stronger with the exchange system as wm credits than as a pink week deposit....Maz------------------ My Website Westin St. John Marriott-Canyon Villas Marriott Park City Oregon Coastal Fairfield Points Worldmark/Trendwest Punta Mita,Mx.(Non-Timeshare) IP: Logged |
