I will respond. I advertise properties on my website at prices I know will pass right of first refusal. I make MORE money if Hilton exercises right of first refusal, now less. This would allow me to have 2, 3 or even 4 sales with the same buyer. Since I have had 7000 point units exercised as high as $12,000 I will not advertise one at a lower price. That would be "unscrupulous" and would ONLY have my best interest at heart. I will permit a buyer to offer less, if I believe I can get a contract for less, but will always tell him if I believe it will be taken. I also will tell a buyer if I have a unit for less than my advertised prices and often do have a unit for less. I try to tell the buyer before he even gets a chance to make an offer, because I try to be fair with everyone I deal with. I made a proposal to you which would have cost me closing costs, but would have given you a property you preferred. Grand Vista and HGVC 7000 points sell for a simular price. If I did things for "pure financial gains", why would I make you an offer that would cost me money?My advice on the boards helps people make better use of their timeshares. I sell many properties, but Hilton seems to bring out people with the most questions as well as intrigue. I usually allow someone else to answer a question first. If a question is not being answered, or worse, being answered incorrectly, I will give my input. ------------------ Seth My Website

I have deleted the last three posts in this thread and have sent what I believe to be appropriate explanatory messages explaining TUG posting rules and requesting adherence to those rules. However, at this point, I am closing this thread. I request that those wishing to start another thread on the topic of this thread follow TUG posting rules when doing so.
